A realtor might be slow to help because as you said, what’s in it for them? Also, some realtors have lists of buyers ready to go too, so you might be alerting your competition to a good deal. Appraisers are only in it for the fee and will be eager to help out. An ARV appraisal could be done for as little as $50 in some cases.
