The first clause will give the wholesaler an out if they can’t sell the property. It says that if you haven’t found a buyer or a ‘partner’ as the contract words it, you are not obligated to purchase the property. This is the concept of a home’s value increasing over time. We all know home values can fluctuate significantly—we saw a lot of this way back in 2008.
