All of it is tax deductible. So, any cash flow you made at the end of the first year, whether it be $500+ (managed by a professional company), or $2,000+ (if managed yourself) would be offset by the mortgage interest that you paid. You also have the option to deduct that mortgage interest against any personal income you made that year. You really broke it down for a novice like myself so thank you for that. However, I still have questions before I do my leap of faith and build up my confidence. Marketing Vacant Units With an Option, the seller can continue to live in the house.  At the same time, he/she will continue to make the monthly payment and take care of all maintenance and repairs.  The seller may not want to accept monthly payments, with the idea of someone else is living in their house.  While they may be motivated to sell, the thought of someone else eating dinner and walking around naked where they raised their children may be too much for them to handle.  Also, they may not have the time required for a Lease Option.  If a seller is ten months behind on their payments with foreclosure knocking on the door, and you (the investor) does not want to make up those payments, but there is still a TON of equity in the house, an Option may be your only choice, short of paying cash. Steve G. on March 27, 2017 11:10 pm In the event the property is being rented and their is a long term lease (not month to month), you will need to make a concession to the tenant to make sure they cooperated with the transfer of ownership. This is what I mean by that statement; In most states the lease agreement transfers with the ownership, so if you purchase a property and the tenant have 7 months left on the lease then you have to honor that lease. To avoid this we offer the tenants a cash for keys (CFK) agreement. This is a one page agreement stating that the buyer will offer the tenant money to vacate the property. This is basically offering to pay for the tenants moving expenses. This is negotiable it can be what ever amount you agree upon. Again this is between the new buyer (wholesaler) and the tenant. We inform the seller what we will offer the tenant but this agreement will need to be signed by the legal tenant and the wholesaler. jase on June 11, 2014 1:24 pm 10 Cheap Stocks to Buy With Only $10 7 Brilliant Ways to House Hack a Single-Family Home April 5, 2018 REITs, MBSs and MICs John Fedro About Robert Farrington h Great Advice, depending on the seller, is always recommended to do 2 closing with the same title company to avoid an extra charge in the title. Wholesaling real estate is when an investor buys a home or gets a home under contract. They immediately sell the home to another investor buyer without making any repairs and in some cases without buying the home. An investor can wholesale a house without buying it by getting the under contract and then assigning that contract to another investor. Some real estate investors wholesale full-time and make hundreds of thousands of dollars a month. The advantage to wholesaling is you don’t have to make repairs on a home and it is sold very quickly. Most properties that are wholesaled are bought through direct marketing. These ebooks can only be redeemed by recipients in the US. Redemption links and eBooks cannot be resold. Small Apartments – Another favorite of mine, small apartment buildings are made up of between 5-50 units. These properties can be more difficult to finance, as they rely on commercial lending standards instead of residential lending standards. However, these properties are excellent in terms of cashflow. They are too small for large, professional REIT’s to invest in (see below) but too large for most novice real estate investors. Additionally, the value of these properties are based on the income they bring in. This creates a huge opportunity for adding value by increasing rent, decreasing expenses, and managing effectively. These properties are a great place to utilize on-sight managers who manage and perform maintenance in exchange for free or decreased rent. At this level, real estate can truly become 90% passive. It requires about $90,000 worth of work. You can put it under contract for $305,000. You do so; you now have a contract with the owner(s) to buy the property for $305,000. That is why wholesaling is also called ‘contract assignment’; essentially, wholesalers hand over the baton to the buyer and they do not pay out of their own pocket. Wholesalers are only responsible for assigning the contract to a buyer within a short time frame. Home repairs are the responsibility of the buyer, not the wholesaler. The title company should take care of the rest if they know what they are doing. I’d recommend working with a title company familiar with wholesaling, as many are not. If you are unsure of what the best title company is to use, try asking some local wholesalers in your area or simply pick up the phone and start calling wholesalers.
