• Keep your availability calendar up-to-date. After you manage to sell your first fix-and-flip income property, with the profit you can buy a new better (more expensive) property which will bring you an even higher profit after you resell it. Then, with the profit from the second property, you buy a third one. In other words, you enter into a cycle of fixing and flipping which should generate you more and more money over time. Once you’ve made enough profit, you can even start buying two fix-and-flip properties at the same time. Or you can use some of the money to buy a rental property that you will rent out to tenants. But be careful! Fix and flip is not for anyone. It requires an investor who is willing to put a lot of efforts and time into this investment. It is more of a full-time rather than a part-time, second job. “I am cancelling your account on my cell phone plan.  Here is enough money to get your own plan started, and the rest is up to you.” Of course, the only reason to do this is because you already have your cash buyer ready to fund & close the deals on demand. I have all cash buyers & know exactly what they are looking for, my only question is the earnest monies necessary? Also, does it have to be $5k? Could it be for $1k? Celine Crotty May 22, 2015 Symposiums Valua Added: “This whole area’s transforming,” said Troi Jones, leasing manager at the Edison at Union Market District in Northeast Washington, a luxury rental building at 1240 Fourth St. NE. What used to be a “very underdeveloped” neighborhood is burgeoning, she said. With an Option, the seller can continue to live in the house.  At the same time, he/she will continue to make the monthly payment and take care of all maintenance and repairs.  The seller may not want to accept monthly payments, with the idea of someone else is living in their house.  While they may be motivated to sell, the thought of someone else eating dinner and walking around naked where they raised their children may be too much for them to handle.  Also, they may not have the time required for a Lease Option.  If a seller is ten months behind on their payments with foreclosure knocking on the door, and you (the investor) does not want to make up those payments, but there is still a TON of equity in the house, an Option may be your only choice, short of paying cash. Under what is known as the doctrine of equitable conversion, this enables a buyer to become the equitable owner of the property while the seller maintains bare legal title to the property under the terms of the agreement. Step 3: Due Diligence & Property Prospectus Report The main problem with wholesaling is that people think they can enter this branch of real estate with little to no money on hand and expect to buy and sell contracts without hindrance. Truth is, wholesale properties don’t just magically appear from the sky – a detailed plan with targets needs to be placed before starting out, and that is the problem. Conventional Loans Driving for Dollars is the practice of getting in your car and driving around looking for potential deals. Typically, your goal is to look for properties that are “distressed.” This could be indicated by long grass, boarded up windows, tarps on the roof, legal notices on the windows, or anything else that makes the home appear to be someone’s problem. For more on Driving for Dollars, see “Driving for Dollars Bible: Finding Distressed Properties and Marketing.” Why You Should Read It check Post Properties (10/Month) Wow Joseph, you’re sounding pretty negative. In an assignment, you will simply write (in the spot where you write the buyer’s name) “and/or assigns” after your name. This means that you, and/or someone you assign the contract to, will buy the property. Assignments are typically not allowed when buying foreclosures, but most homeowners will not care. However, it’s important that you are upfront with the seller about your intentions. Next, you’ll need to sign an “assignment contract” with your cash buyer which officially assigns them the contract.  September 18, 2013 Transactional costs: Obviously, the first action you take with a flip is the “fix,” and home repairs can be expensive. Mergers and Acquisitions Buy One Property a Year and Retire Early? Hey it's Cody Sperber (the swami of real estate investing) and I recently created another free training video to help you learn how to wholesale real estae. In this video I answer one of the most commonly asked questions a new real estate wholesaler has and that is, "How can I create an offer on a property that guarantees I can wholesale the property and still earn a good profit as a wholesaler"? Well, the answer is simple and it involves a small tweak into a real estate formula that has been around for a while now called the Maximum Allowable Offer Formula (MAO for short). The original formula looks like this: (ARV * Investor Discount) - Est. Repairs = MAO. As a real estate wholesaler you can make a small adjustment to the MAO formula to help ensure your profits are locked in. The wholesalers MAO formula looks like this: (ARV * Investor Discount) - Est. Repairs - Est. Closing Costs - Your Expected Profits As A Real Estate Wholesaler = MAO. Ethics I have done a few options with single family homes. I locked these houses up with a $2-$10 earnest fee. I was concerned with this author putting down thousands of dollars as an option fee on vacant commercial properties. Seems to me these distressed sellers sitting on a vacant property that need repairs and upkeep would be motivated to have their property sold thru an investor with a minimal deposit. I’ve been in the wholesale real estate business for over eight years. It is second nature to me, so I sometimes forget that it is still a widely misunderstood practice. While most everybody understands the core concepts of conventional real estate transactions, the wholesale real estate business is much less recognized as the nuanced, viable practice it really is. pete sanchez on June 1, 2017 12:39 pm 10M ago42w ago I do have a question for you Brandon.
