Cash flow puts money in the bank and is essentially monthly income that you can live off of. You and seller sign purchase and sale agreement. Then you and cash buyer sign a separate assignment agreement (be sure part of the assignment fee is non-refundable and goes to you if cash buyer backs out). Some title companies want the seller to sign the assignment agreement too, which is why you need to find a closing agent familiar with wholesaling in your area. Ask other wholesaler’s in your area who they use for a title company/closing attorney. Be sure your purchase and sale agreement has contingencies so you can get out of the contract if you can’t find a buyer and you don’t want to close on the property. However, I brewed up another question in my mind awaiting your response. Now, it’s very likely that in the time between getting the purchase agreement signed and closing, the seller continued to not pay taxes and/or his mortgage and/or his sewer and water, etc. Is it as simple as creating a separate clause in the contract stating that any additional back payments accrued during the closing process will be paid by the buyer, as well? Then, you find investors who will pay more than your option price for the property. In this case, the premium you get is essentially a finder's fee for matching a person looking for an investment with a person looking to sell – no different than a real estate agent's commission, really. Although this is income, it doesn't come from owning (i.e. holding the deed to) a piece of real estate. (For a more detailed discussion, see "How To Make Money wIth Real Estate Options.") I have been interested in breaking into REI for over three years now. I have heard quite a bit on this subject. I believed this (assignment of a contract) WAS wholesaling. I also believed from what I have read, was the first step in REI. One would follow this model, save for a downpayment on a rental home, then repeat. After reading some bigger pockets blogs, and from one of your contributors I am emailing back and forth as of the last few days, Wholesaling is not the way to begin one’s journey in REI. There are several ways to actually close on the sale of the home, and the way you write your contract is going to depend on which way you plan on closing (assignment vs. double closing).  Be sure your contract includes permission to show the property to prospective buyers. Also, make arrangements with the sellers for a way to show the property. Consider putting the following clause in your contract: "I'm going to have people I work with look at the property. That may include partners, an appraiser, a contractor, or a handyman. We need to have access to the property." This will allow you to show the property to the people you need to make the deal happen. wholesale real estate risks|wholesale real estate taxes wholesale real estate risks|wholesale real estate business model wholesale real estate risks|wholesale real estate webinar
