You do not have do know much we have investments already!! I was disappointed when you got to the part about figuring ARV and did not mention resourcing an appraiser. Too many myths and misconceptions out there about appraisers, including how much it might cost – maybe this is why you failed to mention them? A realtor might be slow to help because as you said, what’s in it for them? Also, some realtors have lists of buyers ready to go too, so you might be alerting your competition to a good deal. Appraisers are only in it for the fee and will be eager to help out. An ARV appraisal could be done for as little as $50 in some cases. Better yet, you might be able to set up a retainer agreement and then call upon the appraiser for multiple deals whenever you need them. Yes, this post is self serving, but it is also the truth!!!
