42:27 Can someone explain more thoroughly the part after you get the house under contract. I know you need to find a buyer but I don’t understand the escrow part. Does the contract assignment take place at the title company? Also, What verbiage would one use on the sale agreement in order to assign the contract legally? Ive heard “and/or assigns” Is that correct? Some detail in the response would be greatly appreciated. Thanks BP Section 8 1. Here’s a simple equation to use so you make at least $2000 as a wholesale fee off of each deal. The Contract + Estimated Rehab Costs + $2k Wholesale Fee should be < ARV. You see, when it comes to luxury, you can inflate the price as much as you want, because the value of luxury things is imaginary rather than fundamental. The important thing is to come with a story that would sell your good for someone who can pay for that. Fix it up and pretty it up. Then put it back on the market at close to “retail” price. Let’s say $20,000. But you put it up for sale with “seller financing.” Say, “Only $5,000 down and $x per month.” (I don’t have my calculator with me, but something in the range of $299-$399 a month will work.) So now you get a buyer with $5,000 down. Your total investment in the home is perhaps $8,000. You’ve just received $5,000 from the new buyer. So your net investment really is $3,000. And you’re selling it for $20,000. Your return on your $3,000 investment should approach (and often will exceed) 100% per year. That’s going to give you a nice, solid cash flow. If you want your money even quicker, you’ve got the note from the buyer for (in this case) $15,000. The note has a stated return (the amount you’re charging the buyer) of perhaps 12%-15%. Wait 6 months for the note to season, then sell the note at a slight discount. There are plenty of people out there who’d love to buy a seasoned note yielding 18%-20%. Owner's Equity January 30, 2017 January 11, 2015 We’ve added this verbiage to our contract from experience, the seller and the buyer is aware once the transaction closes anything left in the property becomes the property of the owner so it will eliminate the unwelcome occupancy and any hold over provisions that may be a problem for our buyer. Many commercial tenants will pay fees for contractual options like the right of first refusal on the office next door; they pay a premium to hold these options whether they exercise them or not. In some ways, buying REO properties can be much less risky than buying homes at foreclosure auctions. Once a property is back in the bank’s possession, the lender clears the title of any liens, evicts tenants if needed, and might even do basic repairs to get the property in shape to be sold. So, you’re interested in wholesaling real estate in Oklahoma? There are a couple of things you should know about your contracts before you take the plunge. I’d love to get into the business. I’ve always had a desire to flip homes and or own rental properties. I never had money to start the business. I’m finding out that wholesale would work for me. If it really is a good deal, chances are you’ll be able to sell it much sooner… but rather than having to go back and forth signing extensions, signing one agreement with a term of 180 days is a cleaner way to do it (assuming they’ll agree to that amount of time in the first place). Options (for houses, apartment buildings, or land) When I first started trying to assign contracts, I found that some title companies have no idea what they're doing (they acted like I was asking them to move heaven and earth or do something illegal). The title companies in my area seem to be particularly incompetent with these deals – and it threw a huge wrench in my progress for a long time. Now for the licensees: Great article! I too will be purchasing your package later this week. My question is regarding the seller’s agreement. Where would I check to see if it is necessary to put earnest monies into an Escrow Account wholesaling in California? I attended a seminar where it was highly recommended that we put $5k into an Escrow Account to motivate the seller to assign the contract to you & if for any reason the deal doesn’t get done, they keep the $5k for their troubles. Real estate prices got so high they got ahead of rents and the investment model did not work on many properties. The Most Valuable Skill in Real Estate This applies to every business not only real estate. The only difference in real estate is that you really have to know people and make sure people know you for that. Even if luck struck and parents might help but at the end of the day it's what you make of it. Many real estate investors regard wholesaling as a way to learn how to evaluate deals and develop your real estate network.  It is also a method to profit from investing in real estate without requiring significant up front capital.  Wholesaling is a strategy whereby the wholesaler enters into a purchase contract with a seller of real estate and then assigns the purchase contract to another third party who will typically rehab the property and flip it for a profit (at least that is the goal). I didn’t even know about some of these until writing this! There is a lot out there, for sure. Thanks for the comment Ray! With a strait “Option” the seller has nothing to lose.  You have a set amount of time to buy their house, which you will only do if and when you find a buyer at a higher price than you have an Option for.  In this type of transaction, your target audience is not the B/C credit buyer, but rather the individual with cash or the ability to go to a bank and get a loan.
