Ricardo Cortes on March 18, 2016 11:32 pm With an Option, the seller can continue to live in the house.  At the same time, he/she will continue to make the monthly payment and take care of all maintenance and repairs.  The seller may not want to accept monthly payments, with the idea of someone else is living in their house.  While they may be motivated to sell, the thought of someone else eating dinner and walking around naked where they raised their children may be too much for them to handle.  Also, they may not have the time required for a Lease Option.  If a seller is ten months behind on their payments with foreclosure knocking on the door, and you (the investor) does not want to make up those payments, but there is still a TON of equity in the house, an Option may be your only choice, short of paying cash. Thanks Bhavna, Some of the most successful real estate investors use this strategy. Warren Buffet is just to name one example. The key to this strategy in real estate investing is to use the cash flow you make from your rental properties to purchase more rental properties. As you accumulate more rental properties, the cash flow would constantly keep increasing, making the time to save up for another property shorter and shorter…hence the snowball effect! Your “snowball” (or moneyball, rather) starts getting bigger and gaining more speed. I think a better way to think about it is that it is better to not pay taxes rather than pay them. You’re going to die at the same time anyway. It’s like monopoly- exchanging houses for more houses and finally for hotels. 1) You can inform your buyer that you need to extend the close of escrow. You can get it extended to about the time the buyer will be able to be approved for the loan. Then close the transaction. I did a transaction that had a close of escrow date a year in the future. This will not work in many situations but if the seller is not in an extreme hurry this can be done. David R. The Truth is things happen even when you plan to buy up front. To say you have never had an “ethical” misrepresented issue since this article is Probably not true. This was a problem for two primary reasons: Fayz Khan, a former auto engineer, ventured into the rental market in 2008 because he believed he could earn better returns in real estate than he could get from the stock market (see What It Takes to Be a Landlord). He now owns eight rental properties in the Baltimore area, and the return on his investment has far exceeded his initial expectations. Khan and his business partners are exploring opportunities in North Dakota, where the oil boom has led to an acute housing shortage. The key to making money in real estate, he says, “is looking ahead to the next trend.” 9 COMMENTS August 31, 2017 at 4:50 pm room our address When it comes down to it, a wholesale investor is t he combination of an expert marketer and savvy networker. The wholesale deal investor builds relationships with other professionals in the industry in order to create a buyers list. Then, they utilize their marketing skills to find wholesale properties in their desired market. Once they’ve secured a property, they contact a buyer from their buyers list and assign the property’s contract to that end buyer. Great post, thanks a lot! Really interested in getting into wholesaling. From what I’ve heard from other sites/lessons its important to include on the purchase agreement that there is an inspection period up until the day before COE, is this necessary and if so are they incorporated on the forms? Also, do you need to provide proof of funds to sign a purchase agreement? Sorry if this is a lot to ask and thanks in advance! My man Brandon, you constructed a nice article again. You demonstrated creative flexibility and fluency that are valuable characteristic for an investor to possess. A wholesaler needs to find great deals and thus needs to work harder to find those deals. Another often overlooked way to find distressed properties it by searching probate court documents for recently inherited properties. You can look at divorce court records and public tax records to identify past due homeowners too. Once you compile a recent list you can send them flyers or letters including your contact information and mention that you buy properties in any condition. It is also important to mention you pay cash. John Preston Customers who viewed this item also viewed Mark, This was great reading, thanks. I’ve got a lot more reading to do…just getting started. For this, you need to know the approximate time that it takes to estimate repairs. For example, if your rental property (the building itself) is valued at $500,000, you would divide that by 27.5 years (which equals ~$18,000) and be able to deduct $18,000 as a depreciation expense each year for 27.5 years. This deduction allows you to report a smaller profit to the IRs, thereby reducing the amount you ultimately owe in taxes.
