This takes lots of willpower and other sources of income. But, it’s almost guaranteed that if you do save the cash flow, it’ll be worth increasing your money! Those that want to find wholesale real estate properties could do a lot worse than the typical foreclosure. In fact, few opportunities are more worth pursuing than those that witness homeowners fall behind on mortgage payments. If for nothing else, homes at risk of being repossessed by the bank have proven — time and time again — to be a viable source of deals. Apr 24 ,2018 Profit is GOOD! (and Why That Matters to You) I have my main group of buyers that buy most of my properties so it doesn’t usually take more than a day or two to have the wholesale deal assigned (as I try to assign the contract most of the time). If you have a decent deal, but not a lot of buyers on your buyers list, it may take you a couple weeks to find a buyer. This means you must work immediately, after receipting the contract at your title company, on finding a buyer and don’t stop until you find one. The good news is that once you have a deal to push, you can grow your buyers list quickly as you advertise the deal and have buyers call you about it. Columns I was able to find boatloads of motivated sellers, make some ridiculous, low-ball offers to them, and when I found a seller who was willing to accept, I was able to buy their property outright and pay cash for it (usually just a few hundred bucks per property). Once I owned a property, I could turn around and list it for sale (usually within 24 hours) and flip it for a MUCH higher price than I paid for it.
