67.) Resident Manager – Often times apartment owners and property managers will trade free-rent in exchange for a tenant to look after the place, collect rent, do maintenance repairs, and essentially “manage” from within the complex. This can be an excellent way for a young person to learn the investing game without losing any money (and actually making some). Mark Ferguson January 11, 2015 Proof Get to know some hard money lenders. If you are finding good deals at below market rates, a hard money loan may work well for an investor. Introduce your investors to hard money lenders. Encourage them to get prequalified with one or two hard money lenders so that when a deal comes available, the financing can be put in place quickly. Most hard money loans can be arranged within seven days and some lenders can do a “rush” loan turn around in three days. Lining up hard money lenders for your buyers will help you move more deals. In your opinion, should I find my buyers first, then sell with a double closing? Also, do you know any good title companies in Ga. and Real Estate attorneys that handle two closings at different times with a “dry” closing. Dmitriy I think the only solution is to be honest with the seller and tell them of your intent. Let them know that typically you buy houses 3 different ways: buy and flip to another investor through an assignment of contract; buy and rehab and put it on the market; or buy it and rent it out. I presume that if you’re new, most of your deals will be wholesaling to an investor. But after enough flips, you may keep a property or two for yourself. Just be honest with your intent. I think with most motivated sellers, they don’t care who buys it at the end of the day, as long as it gets purchased and they get a check. Good luck! A third way to make money in Real Estate actually can require the investor to have cash, although it is not required.  This technique is by far the best and easiest way for new, inexperienced investors to make “quick” money in Real Estate.  In fact, this is by far the best and easiest way for veteran and seasoned investors to make “quick” money in Real Estate. The double close is where the buyer wire in the funds for the B to C (you and the buyer) transaction and then the title company or attorney (depending on your state) will then use those funds to close the A to B transaction (you and the seller), and you keep the spread. In some states and some title companies will not do double closings. If that is the case then you can seek transitional funding. Thank you so very much for the wealth of information you have provided to us all throughout the years. It has really been helpful for me as I make my way into wholesaling (distressed properties) in my area (Houston, TX). I have a quick question…I’ve heard as well as read lots of information on how to structure my real estate business with an LLC. But, I’ve ran across “LLC-Series” in the state of Texas to protect each one of my properties once I branch out and start investing in properties such as vacant land, etc…Do you have any advice or knowledge about LLC-Series? Any information would be of great help to me. Thank you, sir! Notebooks Thanks for the additions! Copyright Infringement 15.) Notes – Investing in “notes” involves the buying and selling of paper mortgages. While not necessarily a “property type,” notes can be bought, sold, mortgaged, and traded just like the properties they represent.  Often times an owner of a property may choose to offer financing and “carry the mortgage”. In this case, a “note” would be created which spells out the terms of the contract. For example, an apartment owner decides to sell his property for one million dollars. He offers to carry the full note and the new buyer will make payments of 8% per year for thirty years, until the full one-million dollars is paid off. If that owner suddenly needed to get the full balance of the loan, he might choose to sell that mortgage to a “note buyer” for a discount. That note buyer will then begin collecting the monthly payments and decide if they will keep the note or try to sell it for profit. I agree my initial reaction was one of concern. Obviously, as a newbie, I’ve been neck deep in the coaches and gurus selling the lifestyle and ease of wholesaling. But I know better, am not afraid of the work, and not scared of making some mistakes. Best way to learn! Finally, understand that no matter how long I make this post, I could never cover everything there is to know about wholesaling. There are too many “but.. what about” and “but… what if”s. Close Menu Rehabbing Ive been having trouble understanding the escrow part of this transaction. I have little money to put down myself and thats why I want to in the first place do the assignment (to make some cash to do more deals). In my understanding when you sign the initial contract with the motivated seller, you also have to put down a deposit of some sort for escrow to them to show you are serious and then you find the buyer. Are there ways around this like in your contract putting escrow to be paid by end buyer or would that not get you a contract at all. This is my only dilemma in moving forward right now I have all other components in place. Another questions… Above you said that the seller and buyer do not close at the same time. So does the seller close first and then the buyer? What happens if the seller closes and then the buyer backs out? Does this ever happen, and how is that handled? 3. I did my wholesaling by assigning the contract. But that was only because I could not find a title company that would do a double close! Wholesaling is a simple concept based on buying and selling houses quickly. A wholesaler will either buy houses or get them under contract well below market value and then sell the houses to another investor. Usually the end buyer has cash to buy the properties, because there is not time to get a loan. The key to being a successful wholesaler is finding great deals and having great buyers. The most successful wholesalers tend to use direct marketing to find sellers and have a huge list of cash buyers who are looking for great deals. Definition of Terms Digression: The term “wholesaling” is relatively new in creative real estate investing circles. Originally, anytime you resold a property immediately, or even quickly, it was called flipping. However, a few unscrupulous investors gave “flipping” a bad name so creative real estate professionals coined the phrase “wholesaling” to distance themselves from the negative connotation of flipping. Then came along some popular television shows which brought the word flipping back to the mainstream. So now, flipping refers to buying, fixing it up and then re-selling a property, whereas wholesaling refers to re-selling a property immediately without buying it or fixing it up first.
