A few months ago, a good friend of mine, and part-time investor/landlord used this quote to drive a point home to me. We were talking about wholesaling, and I said that I need to have a buyers list in order to get started and make some money. He told me that investors are EVERYWHERE, in a dark secret society, looking for reasons to come out into the light. The irresistible deal draws them. He told me to put together deals that can’t be ignored, and I’d have cash buyers contacting me day and night. I’d put out some ads for buyers and written letters to Listsource buyer leads. I never got one response. Then I got my first deal under contract about a month ago. At first I figured the ARV too low, and I got no calls or responses of any kind from any of my property ads. I went back to the seller and renegotiated a lower price and then put the property back out there. Suddenly, my phone started going crazy. Just in the last week, I have had 6 investors come through and look at the place. I have had 2 other wholesalers offer to JV with me in the same time frame. I have three more appointments to show the place this week. I am fairly certain that a buyer will snatch this up before the end of this month, based on what I’ve been experiencing. I have now built a buyers list that I can use going forward. It all started building the irresistible deal though. Price to sell, and try to over calculate repair costs if you don’t know for sure. This stinks for reputation though and should be a last resort, since it can hurt a seller. -Much like an agent who might tell a seller they have a buyer, gets a contract for the sell and never finds a buyer. What a waste of time for the seller.- Oh, as well as the EMD being kept by the seller for the wholesaler failing at what they set out to do.
Buy a new car? The reason I ask, is because I’m looking at a possible international assignment, combining a traditional assignment contract (for the US based seller) and a blockchain based smart contract (for the international end buyer, using double-deposit escrow). It’s for a vacant lot. Thinking that the title company or escrow office probably might not be up for this type of thing. However, I did recently closed a different one in-house w/smart contract…as a traditional all-cash flip deal.

February 9, 2017 at 2:09 pm Into the Hustle I know you know this but I didn’t start out flipping 8-10 houses a month. It took me 7 months of really grinding it out before I closed my first deal. Then I had about 3 years of flipping about a house a month, then it was like a lightbulb went off. Not sure what happened but it just all started coming together and that’s when we put the systems and resources together to be able to flip on such a high volume.
Mark is not the only wholesaler that I know making that kind of money. I know wholesalers in Texas, California, new Jersey (especially Piscataway homes) and Ohio doing just as good or better. I am not seeking out wholesalers, these are people I meet through my blog or other investors. If you are willing to work hard and put a system in place you make an awesome living as a wholesaler.

However, we're covering it so you can see how the process ends. Since you sold (or assigned) the contract in Step Five, if the buyers don't close, that's not your problem. Make sure you have a contingency clause in your contract saying that if the end buyers don't sell, you still get paid. But typically, the original sellers will close with the buyer--you simply played the role of matchmaker. Your first deal is always the scariest. But if you utilize these six steps when wholesaling, your deals will be successful. And what could be easier? You're only seven steps away from your first paycheck!

I am a licensed Realtor in AZ so I have to use the dept of real estate contract when doing deals at home, however when I’m doing a deal away I have a standard contract that I use which was reviewed by my attorney and a standard assignment agreement. I still highly suggest they are review by an attorney in TX but laws are different from state to state.
Keep direct marketing for sellers. It takes hundreds or even thousands of marketing pieces to get motivated sellers to respond. It may take months to get your first deal and that is why most people quit.

This article is great. I am interested in wholesaling (assignments) to build cash for more deals. I am doing my own yellow letters and I have enough to send out about a hundred every two weeks. I’m going to be doing a three-month Direct Mail campaign for my first time to see how it goes. I met a local wholesaler who does wholesaling in my town and the town next to mine and she was nice enough to send me the contract she uses. She also is willing to do a joint venture if I find a deal. My only worry is that I have very very little money to my name in my business account so is it okay to get a property under contract knowing darn well that I don’t have the money to actually buy it? I feel fairly confident that with Craigslist Zillow other web sites and people that I have met that I could find a buyer. I just feel like maybe I’m doing something illegal by having a contract signed that I know I cannot feel the obligations of. Can you give me some clarity on this or some peace of mind to help me move forward with this? I really want to get into real estate I’ve been learning about it since March 2016 and I’m finally starting to take a real action. I do not want to let this minor speed bump stop me from everything that I have worked up to. Any feedback is greatly appreciated thank you so much.
Are You Ready To Make Wholesale Real Estate Deals? Here is a brief primer on wholesaling real estate for those of you just learning about this for the first time. Wholesaling real estate is marketed as the way for people to get rich in real estate without having any money of their own to invest. Simplistically, here is how it works: The wholesaler finds a house with equity in its current condition, gets the property under contract, and then assigns/sells the contract to an investor. For example: a wholesaler gets a contract on a house for $50,000 and inserts assignment language in the contract, then markets the contract to investors for $60,000. If an investor buys the house from the wholesaler, he steps into the shoes of the wholesaler and takes over the contract. When the deal is done the seller will receive $50,000, the wholesaler will receive $10,000 and the investor will receive the house.
You don’t need to invest in real estate to begin making money from it. There are many paths that will help you earn income while you learn and grow, in preparation for when you are prepared to jump in and begin investing.

Every case is different, there is no cookie cutter way to get to FI.
