As travelers increasingly prefer “alternative accommodation” options to hotels, the rental demand for such properties increases. This increased demand leads both to greater occupancy and to higher nightly rates. With Rented.com’s recent Short-Term Rental Income Report we have seen a number of markets where on average you can expect a double digit cap rate, with individual opportunities far exceeding even that.” Yet another possible way to jump into real estate investing with little cash is through a real estate investment trust (REIT). Actually, for some time now REITs have been the strategy of choice for people with low capital who want to make money in real estate. Buying shares in a REIT is very similar to investing in any other type of stocks, however, your profits will be coming from rents and appreciation. The most important advantage is that this allows you to make money in real estate with very little initial capital. Moreover, you will not be engaged in maintaining a rental property, dealing with tenants, arranging with contractors, and any other inconveniences of being a landlord. However, there is one serious disadvantage: investing in a REIT is much less exciting than buying a property because you will have no first-hand experience. Nonetheless, you should consider this option – at least initially – because it might provide you with enough money as profits to allow you to purchase your own income property. I think it is wonderful that through the constitutional right to the free alienation of property in conjunction with the contract law that states a bi-lateral contract in real estate constitutes equitable interest, that in most cases, a non-licensed real estate agent can effectively broker a deal and legally get paid…but make no mistake…what a wholesaler is doing is brokering a deal. “The multifamily platform has allowed for capitalization rates of 7-12% in well-performing markets and continues to be one of the strongest asset classes in commercial real estate, due to a recovering housing market, excellent rent growth driven by Millennials, and favorable consideration by both small/local and institutional investors.” 11 May 2018 Wealthfront Hi Rett – I’m not sure I understand your question… can rephrase that? Again, cash buyers are looking for deals. If you can show them that you are a serious wholesaler who will make them money, it’s the world’s easiest sell. Math Activities Brandon Turner on February 19, 2013 7:48 pm For me, I’ve been an IT guy for the past 20 years and 10 of those years, after the first 5 of doing various different specialties (including some server support), consisted of just Desktop computer support for a central IT department for a local government. To the point that I felt stuck. I was then hired by the agency I was supporting and after a year, my boss came to me asking if there was any way we could host an application he was purchasing (instead of paying the higher monthly cost to host it with the central IT department). check Email Marketing (200/Month) By far my lowest returns for me have been with direct real estate ownership. All of it my fault at every level. Educating your self on cash flow, cap rates, etc. instead of doing back of the napkin calculations is key. I agree, I’ve never found direct ownership to be passive in any way. Who pays for the inspection normally? If that is me (buyer), then I’m assuming I would be out that money if I decided to pull out of the deal?
