It says that if you haven’t found a buyer or a ‘partner’ as the contract words it, you are not obligated to purchase the property. This eliminates the risk of coming up with the money for the property if you can’t find an investor. How to Make Big Money in Small Apartments 2. There are actually two different methods that most wholesalers use to close out a transaction and get paid: We’ve added this verbiage to our contract from experience, the seller and the buyer is aware once the transaction closes anything left in the property becomes the property of the owner so it will eliminate the unwelcome occupancy and any hold over provisions that may be a problem for our buyer. If there is a tenant in place we have to use another provision that outlines tenancy which is discussed next. There are a lot of differing opinions on wholesaling. But I can really appreciate your mission in life to glorify God. This is a mission that I have in life and business. Your take on wholesaling is something I’ve fought with many times over. I guess that is why I’m a flipper and not a wholesaler. But I can’t say that I won’t do any wholesale deals in the future. Thanks for your article. What are the benefits of doing this? Well firstly you are essentially flipping a property without ever closing on it. You are really not flipping the property but flipping the contract which gives you the right to buy the property. This means that you do not have to come up with any cash to buy the property. You also do not need to pay any closing costs or incur any other expense. Wholesalers flip properties for a living and by using the “assignment of contract” they save a lot of money in closing costs and fees and still make money flipping properties. Those fees can really add up. If you flip 10 properties a month and the closing costs for each flip is $1,000 then you would save $10,000 a month by assigning the contract instead. * Maximum Asking price $75,000 E-mail: info@silblawfirm.com Contact Username This is the Best article on Wholesaling Real Estate I have read to date. Thank you. Dmitriy I think the only solution is to be honest with the seller and tell them of your intent. Let them know that typically you buy houses 3 different ways: buy and flip to another investor through an assignment of contract; buy and rehab and put it on the market; or buy it and rent it out. I presume that if you’re new, most of your deals will be wholesaling to an investor. But after enough flips, you may keep a property or two for yourself. Just be honest with your intent. I think with most motivated sellers, they don’t care who buys it at the end of the day, as long as it gets purchased and they get a check. Good luck! I have friends into rental properties big time. They are always on their phones talking to property managers and constantly making small decisions about roofing repair, HVAC issues, plumbing upgrades so on and so forth.
