Simply, wholesaling real estate is when buyers research and find distressed properties (i.e., notice of default, fixer-upper, motivated seller, etc.) that can be resold to prospective buyers or " flipped" for a quick profit.

You can use the help of a local attorney or realtor but most wholesalers write their own contract, alter a generic real estate purchase contract, or use a wholesaling agreement template.
