If the new buyer is paying all cash, sometimes you can convince them to pay you an assignment fee just before the closing, off the closing statement. This is the ideal way to get paid when wholesaling houses. But most all cash buyers won’t pay you until closing actually occurs. Once you have a few (or even one) cash buyers criteria you can start looking for deals that’ll fit their needs. This not only allows you the ability to Feature/Benefit to your buyer(s) but hopefully it’ll get you to the closing table that much quicker. Think Realty We utilize the strategy of “closing and reselling later” because, for one, this is the real definition of wholesaling.
