If you put a house “under contract”, doesn’t the seller have to be under the impression that you are able to buy that house? So are you in a sense “purchasing” the home under false pretenses as you then look to send the contract to the next person? Or are you essentially finding a seller and buyer simultaneously, make your pitch to the buyer on the ROI, and then put the house under contract and do the transfer all in one shot? The first closing would be you buying the property from the seller and the second closing would be you selling the property to the new buyer. Both closings could actually be scheduled for the same day, in sucession, but it would double your closing costs and in most cases, transactional funding would be required which would further cut into your net profits.
