Thanks for it That’s super cool that we can see a real-life example of farm investing. Many people would love to invest in real estate, but find home prices extremely high in their market. New York, San Francisco and many other areas have incredibly high prices for real estate. If the price for a starter home is $500,000, that makes it very hard to invest in real estate. It will take a lot of upfront cash with high prices and be very difficult to cash flow. Direct question for Phil. I have read your books and watch your videos. I am a beginner. I have never invested in real estate, but It has piqued my interest for a long time as a solid investment. As with anything, this method has its pros and cons, but for this post, I want to focus on the four major ways one actually makes money through owning real estate. Ideally, a wholesaler will steer clear of engaging in real estate brokerage and will fully disclose that he or she is only assigning the contract to the assignee with the expectation that the assignee will now assume all of the contractual obligations and rights. A wholesaler who sells or offers to sell only real estate options or interests like assignments and discloses the nature of the equitable interest to any potential buyer will likely remain in compliance with the law. Failure to disclose the nature of the interest or offering the underlying real property for sale means that the wholesaler is engaging in real estate brokerage and may be subject to civil and criminal liability. One of the best ways to make money in the real estate industry is leasing commercial property because you can charge businesses much higher rent compared to individual tenants. In turn, you receive higher cash flow returns on your investments. But, one thing to keep in mind, vacancies in commercial real estate tend to be longer than home rentals. 3. Before you market the property, know it inside and out Also, if your seller doesn’t close and I wanted to double close, what happens with my contract with the buyer, do I get sued? Do I owe him something? Or do I add an escape clause to that as well? Do I have to be a real estate agent to be able to put a lockbox on the door? If not, how do I get one? Annie on May 15, 2013 2:00 am Thanks Antonio! And I agree – getting those leads is key. This is why I enjoy your posts so much! With this in mind – I usually try to work with sellers who don’t have a realtor in the mix… I’ve just found there to be a better success rate that way. However, why not start looking for buyers as you are marketing and getting started? It will take some time before you will find a good wholesale deal (usually). This way you can find the buyers that are the most serious and that you feel you want to build a business relationship with. You see, most investors that are wholesaling houses have a handful of buyers that buy 90-95% of their deals. I feel it is better to start finding this group of VIP buyers as soon as possible. The new tax bill still enables landlords to deduct property taxes and mortgages as business expenses. The 20 percent pass-through deduction piles on an additional advantage. With depreciation, it’s conceivable that landlords pay very little to no taxes on passive income earned. If your children inherit the properties, they pay no taxes due to the estate tax exclusion and benefit from a step up of the value, keeping the existing property tax rate. Stepping it up a notch I see. Excellent work. I get questions about assigning contracts all the time and you really did a great job explaining it all. Published on November 15, 2014 What are the benefits of doing this? Well firstly you are essentially flipping a property without ever closing on it. You are really not flipping the property but flipping the contract which gives you the right to buy the property. This means that you do not have to come up with any cash to buy the property. You also do not need to pay any closing costs or incur any other expense. Wholesalers flip properties for a living and by using the “assignment of contract” they save a lot of money in closing costs and fees and still make money flipping properties. Those fees can really add up. If you flip 10 properties a month and the closing costs for each flip is $1,000 then you would save $10,000 a month by assigning the contract instead.
