The option is to exercisable for a period of three months, beginning one year in the future. The property is already worth $20,000 more than the option, but the thing is the future of the market is unknown and technically the real estate could plummet in value and the option would become impractical/worthless. Regardless of how you got the option (whether you paid for it in cash, traded goods, or some other consideration), you can sell/assign it to someone else for whatever you want. If someone thinks the property will be worth $220,000 in a year, they might be willing to buy your option now for $190,000. Let’s say that happens, and you are now out of the deal.
