For real estate photography, you’ll have to be a a bit more aggressive with putting yourself out there and networking. Real estate folks tend to move quickly and be quite direct. That’s how you should approach your communication with them as well! Because no court in Oklahoma had dealt with this issue, the Cleveland County Court looked to the 10th Circuit court decision in First National Bank & Trust Co. of Chickasha v. U.S. In that case, the 10th Circuit was reviewing the question of whether a real estate purchaser was able to take a demolition loss on his tax return. The answer to the question came down to the moment the property was purchased. There were two competing ideas of when the real estate was purchased. The first date considered was the date the Contract for Sale of Real Estate was entered. The second date considered was the date the purchaser received the warranty deed and took possession of the real estate. The 10th Circuit stated, “The commonly accepted definition of “purchased” is a binding agreement to pay an agreed price. It may be a complete or an incomplete transaction in terms of tender, but it must be binding and enforceable.”[iv] Ultimately the 10th Circuit determined that the real estate was purchased on the date the contract was signed. And then I knew a billionaire who lost at least $30M in Real Estate. Fast. Niether his money nor his experience helped him avoid it. Research Photo Credits The big question is how do wholesalers and retailers get together? How do retailers find wholesalers and how do wholesalers find retailers? Many connection and networking tools exist. The biggest networking tool you have are your local real estate investing clubs. Another great source is www.REInvestorWarehouse.com, a web page dedicated to bringing together investors for wholesale transactions. Real estate wholesaling occurs when a party (the "wholeseller") contracts with a home seller, markets the home to potential buyers, and then assigns the contract to one of them. The wholesaler makes a profit, which is the difference between the contracted price with the seller and the amount paid by the buyer. The goal in real estate wholesaling is to sell the home before the contract with the original homeowner closes. This formula can be used quickly to make an attractive offer to the seller in which you can unfailingly earn profits, as a real estate wholesaler. You need to study and research the market conditions before making an offer. Great beginner article! I too was concerned about a clause for if I wasn’t able to find a buyer. Become the Seller Agent – Getting your real estate license does not require that you become a real estate agent. Often times you can save thousands of dollars by listing the property yourself. At this stage, the homeowner/borrower still has numerous options. Gain access to pre-foreclosures and reach out to them in professional and appropriate manner through direct mail, phone calls, or even knocking on the door. While every homeowner’s story and situation is different, you’ll find many are in a position where they want to or have to sell. Creating a blog and posting regularly regarding property management tips may prove helpful There is no "best" way. Only good, consecutive execution that generates lots of leads so you can sort out the noise to find the real distressed sellers who will value the guaranteed cash-out vs throwing it on the open market. 1. Assignment of contract is a wholesale strategy that is one of the many forms of the “no money down” deal. In my buy side purchase contract (you know the one between me and the original seller) is where you’re supposed to put your name or your company’s name. They had picked up my article online and asked for permission to reprint it! It also depends on your definition of ‘wholesaling’. There’s residential real estate (which I know well), and commercial real estate (which I don’t know as well, but am fascinated by and see my future in). One thing I’m familiar with in residential real estate that tends to get bundled in with the traditional definition of wholesaling is cooperative-assignments, also known as or ‘wholesaling options/lease-options’. An option is basically what is sounds like — the chance, or option (not obligation) to purchase real estate in the future, usually at a specified price. I know for a fact that minors can hold options on property, at least where I do business and since I last checked. Anyway, I’ll illustrate the basic idea with ‘wholesaling’ options through a simple example. Let’s say that you are 15 and you obtain an option to buy at $180,000, on a property worth $200,000 today. The option is to exercisable for a period of three months, beginning one year in the future. The property is already worth $20,000 more than the option, but the thing is the future of the market is unknown and technically the real estate could plummet in value and the option would become impractical/worthless. Regardless of how you got the option (whether you paid for it in cash, traded goods, or some other consideration), you can sell/assign it to someone else for whatever you want. If someone thinks the property will be worth $220,000 in a year, they might be willing to buy your option now for $190,000. Let’s say that happens, and you are now out of the deal. You’ve grossed $10,000, and you are only 15 years old. My assumptions about the property's market value were WAY off (and I didn't have the kind of profit margin I thought I would). never made a dime with the book. PLS It goes without saying that real estate investing is a great way to make money and accumulate wealth in the long haul. The perks definitely outweigh the cons if investors acquire the right knowledge and expertise to speed their earning potential and tap into lucrative investment opportunities to grow their real estate business on a big scale. Because real estate wholesaling is a short term strategy, the biggest challenge investors face is selling properties in the quickest way possible. For example, let’s say that you have a rental property that generates a $500 cash flow every month after expenses. It’s a slow start but you’ll be generating an extra $6,000 a year. And let’s say it takes $25,000 cash for a down-payment on a new property. Then in about four years, you’ll be able to purchase the new property for real estate investing. Now, you’ll be generating $1,000 in cash flow ($500 from each property after expenses). With that, you’ll be able to purchase a new property in two years, rather than four – and so on. Credibility Thanks for reading; to answer your question the end buyer pays the closing cost. So when you market the property for a buyer you need to have a phrase “the price is net to the seller”, this informs the buyer that when the transaction is complete the price you marketed the property for is the amount that you and the seller walk away with.
