An assignment contract without any intent to close yourself is like asking for a free option to purchase but not telling the Seller your true intent. A wholesaler is a middleman. He is the connector between seller and investor. Because he’s not buying the properties himself, wholesaling real estate contracts is a fast way to get into the game and to create almost immediate cash flows. This article is great. Very good general outline of wholesaling. I don’t wholesale yet but from my readings it seems it depends more on the persons drive and hustle to really earn. Thanks so much for writing this article! One great tactic to get started in the rental property business is to buy a multifamily home as an owner-occupant. Live in one of the units for at least one year, while you rent out the other units. You can buy with less than 5 percent down as an owner-occupant, and the other units should pay for all your expenses, allowing you to live for free. Once you move out, you can rent all the units so you will be making more money every month. clear Davit Gharibyan on April 16, 2018 1:31 pm I like this a lot of information. I am on the 4th chapter. These property types combine the financing and easy purchasing benefits of a single-family home with the cashflow benefits and less competition found in larger investments. Best of all, these properties can serve as both a solid investment as well as a personal residence for the smart investor. This concept of wholesaling may have a negative connotation due to real estate buyers, brokers, and agents taking unfair advantage of distressed sellers. Actually, it is the middleman or broker who serves as the intermediary between the seller and the buyer who may inflate home values or hide property shortcomings or liens. On one hand, you have a seller yelling at you to sell their house and get the loan out of their name; regardless of how long a time frame you have to get it done.  On the other hand, you have a B/C credit buyer that is far less than motivated to do what he/she needs to actually finance the house.  If you engage in this type of transaction, you MUST have a thick skin and be ready to deal with lawsuits, headaches and no where near the profit potential you have been promised by the “Gurus.”  I have over twenty Lease Options going on at this very moment.  I still do them, but I am very cautious and semi-reluctant to pursue more.  The main reason for this is there is easier money to be made in Real Estate, and I will show you not only what it is, but how to do it….. the right way. With reverse wholesaling you begin buy lining up your buyers first. You find and prep your end buyers. You take their orders. Think of it as taking pre-orders for a hot new book or the iPhone 8. This way you as the real estate investor knows exactly what product to serve up. It’s essentially already pre-sold. There’s no guess work, hoping you’ve got it right, or lag time running around to find a buyer while your contract or hard money loan is burning a deep hole in your pocket. Of the millions of homeowners out there, a very small portion of them at anyone time want to sell their homes. Then, of these sellers, an even smaller percentage of them (our studies show less than 5%) are so incredibly driven to sell their property that they are willing to give it away for a very cheap price (or very favorable terms). Commonly referred to as “motivated sellers”, it is from these people that most wholesale deals are created. In many cases, motivated sellers are in a tight spot and they have very few options left in selling their house. When a person is backed into a corner, they usually become emotional and sometimes irrational. So the emotions and irrationality of these people is both and good and bad to a real estate investor. On the one hand, the fact that circumstances in their lives have created this situation provides wholesalers with the opportunity to get a good deal. (To join the debate on the ethics of this, check out Is Wholesaling Real Estate Ethical?) On the other hand, those emotions and irrationality creates a volatility that can be like gun powder and one spark can set them off. By following this tips easily we can reach out destination. Thanks for this list Brandon:) Fix and flipping is a great way to invest in real estate, but it takes a lot of work. You have to find deals, manage contractors, keep track of accounting and get homes sold. It also takes a lot of money for down payments and repairs, although hard money can be an option to reduce the cash needed. August 2017 Advanced Investing Ensure the agreement specifically states a final price for the property. Define the exact portion of the rental payments that will be put toward the final purchase price. What are the benefits of doing this? Well firstly you are essentially flipping a property without ever closing on it. You are really not flipping the property but flipping the contract which gives you the right to buy the property. This means that you do not have to come up with any cash to buy the property. You also do not need to pay any closing costs or incur any other expense. Wholesalers flip properties for a living and by using the “assignment of contract” they save a lot of money in closing costs and fees and still make money flipping properties. Those fees can really add up. If you flip 10 properties a month and the closing costs for each flip is $1,000 then you would save $10,000 a month by assigning the contract instead. A second option for how to begin to make money in real estate with little money is to enter into a real estate partnership. This simply means that you will pull your money (and expertise) together with the money (and expertise) of other real estate investors in order to buy a common property or properties. While this hides some potential risks (being cheated, unfair distribution of tasks, unexpected liabilities, etc.), a real estate partnership also offers some very important advantages, the most significant of which is that it allows you to buy a property that you cannot afford on your own. That’s also a particularly good idea for new real estate investors as it will let them learn from the experiences of the veterans in the partnership. Because no court in Oklahoma had dealt with this issue, the Cleveland County Court looked to the 10th Circuit court decision in First National Bank & Trust Co. of Chickasha v. U.S. In that case, the 10th Circuit was reviewing the question of whether a real estate purchaser was able to take a demolition loss on his tax return. The answer to the question came down to the moment the property was purchased. There were two competing ideas of when the real estate was purchased. The first date considered was the date the Contract for Sale of Real Estate was entered. The second date considered was the date the purchaser received the warranty deed and took possession of the real estate. The 10th Circuit stated, “The commonly accepted definition of “purchased” is a binding agreement to pay an agreed price. It may be a complete or an incomplete transaction in terms of tender, but it must be binding and enforceable.”[iv] Ultimately the 10th Circuit determined that the real estate was purchased on the date the contract was signed.
