Usually, the margins are very tight on wholesale deals and there is not room to pay real estate commissions. The wholesaler must find their own buyers in order to make the most money on wholesale deals. A wholesaler must also close very quickly in order to assign the contract or complete a double close within the contract period. As I mentioned earlier, an REIA meeting is a great place to find investor buyers. Check recent sales to find who bought houses for cash, as they are most likely investors. I just received a letter from a wholesaler who contacted me because I had purchased a house for cash. Try to hang out where investors who buy houses hang out; trustee sales, auctions, and tax sales are all great places to find investors. Advertise to find buyers on Craigslist or in the newspaper. Look for recent cash sales on MLS or in public records to see which investors are buying houses for cash in your area. Finding buyers is an extremely important part of wholesaling and is often a wholesaler’s biggest challenge. In some instances, one wholesaler will use another wholesaler who has more buyer contacts to help them sell houses. Solutions Upload a screenshot... Books In This Series (2 Books) Wholesaling real estate is when an investor buys a home or gets a home under contract. They immediately sell the home to another investor buyer without making any repairs and in some cases without buying the home. An investor can wholesale a house without buying it by getting the under contract and then assigning that contract to another investor. Some real estate investors wholesale full-time and make hundreds of thousands of dollars a month. The advantage to wholesaling is you don’t have to make repairs on a home and it is sold very quickly. Most properties that are wholesaled are bought through direct marketing. $14,000 Yours Truly, 3. wrote: Read reviews that mention The Real Estate Wholesaling Bible: The Fastest, Easiest Way to Get Started in Real Estate Investing Kindle Edition Single Family Homes Do you think this article might help you put more money in your pocket? So, the buyer and seller could legally cancel the existing contract and create a new one. (Remember, you’re no longer the buyer) You could be sitting at the closing table, and you wouldn’t be able to legally stop it. The title co also wouldn’t be able to stop those changes, as the buyer and the seller have the right to change their agreement. A newly written agreement could take the assignment out of play from the title co perspective. The title co is simply a facilitator for the written agreement in the transaction, even when the buyer and seller make a last-minute change.
