Wholesaling is considered one of the best short term investment strategies, and is a great way for individuals to break into the real estate investing industry. A wholesaler is able to make a profit by identifying properties being sold under market value, and then sell the contract to acquire the property to another buyer, along with a wholesaling fee. Ender buyers are often real estate rehabbers or other types of investors who prefer not to spend the time identifying discounted properties or negotiating with sellers. Here's a simple analogy to help you understand. I’m so glad you enjoyed the article. You’re absolutely right, some real estate agents don’t like the concept of wholesaling because they assume the wholesalers are conducting real estate transactions without the assistance of a professional, like an agent. Wholesaling properties often has a bad reputation but if done correctly, wholesalers and real estate agents can work together and both make money and contribute to improving neighborhoods and increasing homeownership. I would ask an agent about their background and if they’re an investor or if they work with investors. You want to work with an investor-friendly agent who knows what investors look for and the agent should be comfortable submitting low offers and negotiating on multiple properties at once. Ask other wholesalers or investors which agents they have worked well with too and see if you can get a referral. Also, see who is listing investment properties in your neighborhood and call them and feel them out on an initial phone call. I would pitch yourself as an investor and give them some information on your background, your goals and what’s in it for them. Many investors offer realtors bonuses for working on deals that may offer little or no commission from the seller. If you work with an agent and close at least 1 deal with them, in my experience they’re often fine with providing comps on another property for you. You could also offer them compensation or ask for the comps and list another property with them etc. You just need to find a realtor that you work well with. Let me know how it works out and best of luck in wholesaling! 23h ago23h ago Back Door open for any time exit (contract expires without further action) 52:54 What kind of “Assignment Agreement” needed to be signed? Current ye@r * By Troy Segal In his book The Millionaire Real Estate Investor, Gary Keller describes some of these principles; don’t over-leverage yourself, make sure you are getting at least $100 over what you pay to the bank every month and, expect a minimum 12% return on investment when buying a house free and clear. It’s important to do the math and proper research when choosing an investment property. One disadvantage to the assignment of contract method is that your buyer will see how much profit you make based on your assignment fee. So if your profit is a large amount it could potentially create a problem with your buyer trying to reduce the purchase price after he or she has agreed to purchase the property. For example if you purchased the property for $15,000 and tried to sell it for $45,000 with a $30,000 assignment fee then you might encounter a lot of resistance from the buyer who thinks you are marking up the property excessively. This could be avoided by using the double closing method where the buyer does not see how much you paid until after the transaction has closed (public records). I’m glad you were able to get something from the post. I believe a lot there is a ton of good content in the comments as well. One frequent and notable misconception is that if a person only conducts the sale of real estate on their own behalf, as most wholesalers do, they are exempt from licensing.  Some states do provide such an exemption, but Michigan–as you can see from the statutes–requires that a person carries a real estate license, even if they do not “represent” third parties, if they meet the prescribed licensing threshold.  How Exactly Does Contract Assignment Work? If you have unlimited private funds and it’s a volume game then sure buy and sell, but that’s an entirely different business model at different stages in the investing career. If I can buy and hold every house I can find I would but I’m not at that point yet. This is a strategy from the Gary Keller book mentioned above.
