Buy and hold for rental income. For the last 14 years, Bohlke and his business partner-wife, Karen, have been systematically buying well-located single-family homes at or slightly below the current median sale price for their area—from $80,000 to $120,000. Most are acquired by assuming existing mortgages of former owners or through owner financing. Once the properties are paid off, they generate about a 7.5 percent to 8 percent annual rate of return. That means a $100,000 house that is paid for should produce about $7,500 to $8,000 a year in spendable cash flow after paying real estate taxes, insurance, maintenance, management, and other fees. You’ve got a ready buyer, you’ve got the funds, you just plug in the property and you’re done. In, out, paid. You aren’t holding the property and expending money in hopes of a buyer. You don’t have to rely on new marketing, the market, or your DIY or contractor management skills, or tenants to make money. It’s already pre-sold. And if there is a hiccup with a buyer, you should have a dozen or more others lined up ready to take the deal. It is a way for them to achieve that goal without having to have a large down payment and to qualify for a traditional mortgage now. These renters can typically pay more than the average renter and can offer a small down payment. The first step is to design a Lease to Own structure that is fair to both you and the tenant. If they don’t ending up buying the property, you still end up with better income and if they do you have an exit strategy for the property and you can move on to more investments.” Wait 1 second to continue. It also found that home flippers received returns of almost 50% in the first quarter of 2016. Strategy #4 – Transactional Funding, with No Money or Credit 51 I have always purchased my wholesale properties outright so avoid just these kinds of complications. I don’t want my reputation to be dependent on someone else’s performance (or lack thereof). I have colleagues who assign and it seems to work for them, but I have shied away from it. Maybe I’m just a control freak? But I must say the idea of avoiding closing costs is very appealing. I think I would only be comfortable assigning a purchase contract that I intended on closing on anyway, which would avoid a lot of the issues stated here. Diversify Like Crazy for Financial Security Be Transparent as to your Role in the Deal:  If your intent is to wholesale the property during escrow, the homeowner should be well aware in writing that your intent is to assign the deal to a third party for profit, and the contract language should give you a unilateral right to assign without requiring the consent of the homeowner.  Most standard form purchase agreements you get from realtors do not have this language and so an amendment or specially prepared form may be necessary.   On the buyer’s side, you should be very clear in your written agreement with the end buyer as to what you will be responsible for and what will be the responsibility of the end buyer.  For example, are you going to do an analysis of after repair value (e.g. running comps and estimating repair costs)? Run title?  Do an inspection?  What happens to your earnest money deposit once you assign the contract to the end buyer?   Your agreement should clearly specify in detail what your specific obligations are in the deal, where your obligations in the deal ends, and what the end buyer is expected to do to close the deal.  It is better to have these details on who does what expressed clearly in writing rather than rely on assumption.    Most importantly, you should include language that fully releases you from any further obligations or liabilities in the deal to ALL parties once you complete the assignment to end buyer. Very well organized as well as informative article. I started out the hard way paying market price for low down payment land contract deals. Soon after I found the best method for me was to purchase homes in Preforeclosure. I also try to short sale the note thru the mortgage companies loss mitigation department when bringing in another investor as a partner that is doing a cash out to new mortgage for us as it looks as if I'm selling the property to him and later I'm added back onto title via a quit claim deed. Others I just flip to investors for quick cash or we hold the existing mortgage from the homeowner in Preforeclosure as we've never had a lender exercise the due on sales clause after over 150 deals. The units I hold are all with partners as I look to maintain true financial freedom and they all cash flow.
