Vendor Directory I have seen many articles about wholesaling, but I haven’t come across with one that could answer some of the questions I have. Every article only says get the contract with the motivated seller and then go find a buyer. Sounds simple but I might be missing the section of how the contract works. What needs to be in the contract as a wholesaler and am I in a bind to buy the property after a certain amount of time if no buyer wants the property? And that means more profits for wannabe landlords who decide to buy property, then rent it out. “The higher that rents continue to climb, the more profits passive income investors should be able to realize,” Merrill says. These sellers are not willing to pay an agent a real estate commission and typically place “For Sale by Owner Signs” in their yard or on sites that advertise properties for sale. If you can get in front of a seller like this and get them to sign a purchase and sales contract then you have a property under contract that is not even on the MLS. That means for a brief period of time (however long the inspection period is) you have a property under contract that you can sell to anyone for a profit and this property is not even listed on the MLS. Though this process can be frustrating — especially when you rule out properties that don’t meet your criteria — proper deal evaluation can save you a whole lot of money in the end. You are only looking at the benefits that you may receive but you have to look at how you’re solving the sellers problem. What we do is inform the seller that we are willing to purchase the house with the approval of a partner this partner is your cash buyer. If your partner the cash buyer disapprove of the terms of the contract you may cancel the contract as long as you are within your inspection period. This is the reason you should always have on your contract and/or assignee and in your additional terms and conditions that its contingent upon partner approval. A new crop of software companies is working solely on generating leads for real estate agents. To greatly simplify how this works, these companies put up advertisements that leads interact with and provide their contact information. They then reroute these leads directly to real estate agents and brokerages. Companies like Zurple also offer agents software to respond and track their progress with these leads. As an investor you can pay the taxes and receive a tax lien certificate on the property, but that entitles you only to collect the tax payment and interest from the owner, not the title to the property itself. If the government were to hold a tax sale, you could bid on the property at auction, but you'd probably pay much more than whatever taxes are owed. Now that you have a contract with your seller, you find a “tenant buyer” to move into the property.  You sign a Lease with an Option to Buy with them, and hence, you have a sandwich Lease Option.  Your tenant buyer will give you a Non-Refundable deposit for their exclusive right to Option the property at a set price for a set amount of time and pay you a monthly lease while they are living in the property.
