If the contract does not say anything about not being able to assign it, you should be able to assign it. It’s better to have it say ‘and/or assigns’ after the buyer name. If you disclose to the original owner that you intend to assign the contract for a profit, this is a huge red flag to the original owner that his asking price is too low.
