Audio CD I find that it is often preferable to double close on any transaction if the amount of profit is large enough where you might encounter seller resistance. Most buyers will not have a problem paying you a $3,000 or $5,000 assignment fee. However fees of $20,000 or more can create a situation where the buyer tells you they are not buying the property unless you reduce your fee. In cases like this the price reduction you will need to agree to in order to save the deal will usually be far higher than the amount of closing costs that you would have saved. For this reason if your profit is large then just double close and pay the closing costs. The first closing would be you buying the property from the seller and the second closing would be you selling the property to the new buyer. Both closings could actually be scheduled for the same day, in sucession, but it would double your closing costs and in most cases, transactional funding would be required which would further cut into your net profits. It is likely that in some cases, going with two closings could whip out a wholesalers profits altogether. Alex February 26, 2017 If a property needs extensive work, get several estimates from contractors you trust. Don’t forget to factor in the expenses you’ll incur while you’re holding the property, along with closing costs. Justin Pierce, a real estate investor who flips properties in the Washington, D.C., suburbs, says he starts by estimating the sale price of a fixed-up home. Once he comes up with that number, he subtracts buying and selling costs (typically 10% to 15%), a profit margin of 15% to 20%, and the cost of repairs. With those numbers in hand, he can determine how much he will offer. You buy a property, you wholesale it, you profit. Do you need a license to wholesale properties? In most cases, the answer is “no”. One thing i do when i assign is i always get a larger deposit then i put down. Broker Reviews I think it is wonderful that through the constitutional right to the free alienation of property in conjunction with the contract law that states a bi-lateral contract in real estate constitutes equitable interest, that in most cases, a non-licensed real estate agent can effectively broker a deal and legally get paid…but make no mistake…what a wholesaler is doing is brokering a deal. I am, however, 100% promoting buying and reselling as the method of choice when I close. Valero Energy Corporation (1) With this setup investors can technically be in and out of an investment the same day, within hours, or don’t even need to take ownership of the property and incur closing costs. You can’t even go flip burgers at a chain for minimum wage and get paid that fast. Once you are done with the repayment of the first mortgage, you start repaying the mortgage on the second property. Repaying the mortgage of every following income property will be easier and faster as you will have one less mortgage payment in total. In order to be particularly successful in this method of how to get rich in real estate, you should aim to always purchase investment properties that are under market value and that offer great cash on cash (you should aim for 20% at least). Paying off a mortgage early gives you the benefit of being able to purchase another property with a mortgage as many banks limit the number of loans you can take at any point in time to anything between four and ten. It’s best to contact a lawyer as soon as you can, though, so that if anything does go wrong, you’re sure to be legally covered. The reality is, few of them (only 10% in my experience) actually clean up their credit and end up buying the house.  Also, you will have a huge number that you will be forced to evict and will tear up the property.  I say this not to scare you, but to prepare you if this is the Real Estate vehicle you choose to pursue.  If you do this, make sure you get a huge Option deposit to cover lost rent, attorney’s fees and damage done to the property. Buyer A: the wholesaler, aka, the mediator You could put a free ad up on Craigslist or pay for an ad in the newspaper, but another great way is by asking a real estate agent to give you a list of all homes within a 20 mile radius that were “cash sales.” This data is easy and quick for them to get to you. Then, simply do some public record searching to see who bought those homes and send a letter or give them a call.  The Importance Of A Wholesale Buyers List 5.0 out of 5 starsGreat audio on YouTube Is Assignment of Contract Legal and Ethical? Melina Great article, very informative. 5.0 out of 5 starsAwesome bokk In his book The Millionaire Real Estate Investor, Gary Keller describes some of these principles; don’t over-leverage yourself, make sure you are getting at least $100 over what you pay to the bank every month and, expect a minimum 12% return on investment when buying a house free and clear. It’s important to do the math and proper research when choosing an investment property. At my lowest financial point, my father came to me and said, Be Transparent as to your Role in the Deal:  If your intent is to wholesale the property during escrow, the homeowner should be well aware in writing that your intent is to assign the deal to a third party for profit, and the contract language should give you a unilateral right to assign without requiring the consent of the homeowner.  Most standard form purchase agreements you get from realtors do not have this language and so an amendment or specially prepared form may be necessary.   On the buyer’s side, you should be very clear in your written agreement with the end buyer as to what you will be responsible for and what will be the responsibility of the end buyer.  For example, are you going to do an analysis of after repair value (e.g. running comps and estimating repair costs)? Run title?  Do an inspection?  What happens to your earnest money deposit once you assign the contract to the end buyer?   Your agreement should clearly specify in detail what your specific obligations are in the deal, where your obligations in the deal ends, and what the end buyer is expected to do to close the deal.  It is better to have these details on who does what expressed clearly in writing rather than rely on assumption.    Most importantly, you should include language that fully releases you from any further obligations or liabilities in the deal to ALL parties once you complete the assignment to end buyer. Robert says He understood that there’s only so much you can learn from the sidelines. Sometimes you’ve got to jump into the deep end of the pool to find out if you can swim. As he said some 2,300 years ago: “For the things we have to learn before we can do them, we learn by doing them.” Wholesalers often say:  I don’t take title to the property, so I’m not an owner.  Correct.  As a wholesaler, they are not an “owner of real estate” per se under the licensing statute, but they do own an interest in real estate by way of the purchase agreement which the wholesaler offers for sale or assignment.
