The deposit amount that you put on the contract should be held in escrow with a title company or an attorney. The less the amount of the deposit the better of you will be since less deposit means less risk. If you can get away with only putting down a deposit of $10 or $100 then you should do so in order to minimize your risk. As a wholesaler, if you do not purchase the property then your deposit will be at risk and can be claimed by the seller. For this reason the less you put down as a deposit the better for you as the buyer. To come up with the MAO we need to start with the ARV, or After Repair Value. The ARV is the final price that the house flipper is going to sell the property for, someday.
