Wholesaling doesn’t require large cash reserves, but you still need to spend money. Between bandit signs, direct mail lists and other marketing, these items can add up quickly. Getting your phone to ring is only part of the equation. Once you start taking calls, you need to work every new lead you get. If you can get one or two interested sellers out of ten, you should view it as a success. Out of your two hot leads, you may get one of those to contract. That means that nine out of ten leads will run you ragged without a payoff. You can’t get frustrated with the process and annoyed at every seller you talk to. You never know which will be the lead that turns into a deal. The minute you stop working hard, someone else will swoop in and get the deal. Very few deals will just fall into your lap. You need to be willing to outwork everyone else in your area if you want to be successful. Kansas City, KS (15) Average: 1.7 (3 votes) In the real estate industry, a wholesaler is someone who contracts with a seller to buy a property and then, while still under contract with the seller, assigns the contract to another buyer for a higher price. Essentially, a wholesaler is a middleman that hopes to profit on the spread between the contract price with the seller and the purchase price in an assignment contract with a buyer. A wholesaler’s actions are very similar to a real estate broker and may require a real estate license if certain procedures are not strictly followed. A new Senate Bill signed by Governor Greg Abbott that takes effect September 1, 2017 seeks to clarify certain actions by a wholesaler that do not require a real estate license. I read pretty thoroughly through the article and I didn’t seem to find any, but is there any legal or financial troubles that could arise from assigning a contract and being unable to find a qualified buyer for it? Or does your contract simply just expire at the end? And what happens to a contract if the owner sells the house out from under? Please email back. Here is a brief primer on wholesaling real estate for those of you just learning about this for the first time. Wholesaling real estate is marketed as the way for people to get rich in real estate without having any money of their own to invest. Simplistically, here is how it works: The wholesaler finds a house with equity in its current condition, gets the property under contract, and then assigns/sells the contract to an investor. For example: a wholesaler gets a contract on a house for $50,000 and inserts assignment language in the contract, then markets the contract to investors for $60,000. If an investor buys the house from the wholesaler, he steps into the shoes of the wholesaler and takes over the contract. When the deal is done the seller will receive $50,000, the wholesaler will receive $10,000 and the investor will receive the house. It does take some startup capital, but not millions. Mainly a very high risk tolerance, excellent cost control skills, good negotiation abilities, and a good eye for opportunities.
