Wow this is very interesting, being I’m new to the Real Estate game. But I feel that as long as you disclose everything that your doing with everyone involve then what is the problem. Legal, Illegal what’s the difference as long as the seller is in a better position then when we started that is what this is all about. Integrity, honesty and good business practice and solid people on your team you shouldn’t have a problem, but something can always go wrong doesn’t mean it wasn’t done right. I’ll always keep the seller in mind when doing business because everyone else is making a profit and they are trying to resolve a issue to get on with there lives so don’t complicate anymore. JUST DO RIGHT BY THE SELLER AND ALL WILL BE WELL. IJS The Advantages of Wholesaling A few days after my dad gave me the check, he knew I was scared and doing everything I could to find a job and fast.  He had been investing in Real Estate on the side for several years, and told me he thought I may be good at it.  Seeing as how I had no job prospects, I decided to listen to some of his CD’s and read a couple of his books.  The one thing I remember from everything I heard and read was how easy the instructors made Real Estate investing out to be.  Work 10 hours a week and make six figures a year!  This was the promise they made, and I jumped in head first. The Seller isn't willing to lower their asking price to my liking (but there's still enough meat on the bone to make a hefty profit). Find your dream home in These days you can invest in just about anything and you should do what feels right for you. Personally, I love real estate, but I know not everyone else does. Physician Mortgage Loans Please don’t waste your time or the seller’s time by going and looking at houses where the seller owes too much for you to be able to buy at the price you would need to buy at. Of course, you won’t know how much the repairs will be until you look at the house, but you can work the rest of the equation and get a good idea if a deal is possible. The following includes some disadvantages of wholesale real estate investing that should be given careful consideration: Core +: Though the financial investment required as a wholesale investor is much lower than in a traditional real estate investing scenario — some wholesalers have secured deals by spending as little as $5-$10 — there’s one area in which you must go further and farther than almost any other real estate investor: the acquisition of leads. 26-30% Episode 32: Consistent Marketing is the Key to Wholesaling Success, with Bashir Badru38:53 Community March 5, 2018 at 9:04 am Here’s where things can go terribly wrong in a wholesale deal that is rarely mentioned or talked about. If the motivated seller, who is usually at a financial collapse in their life, sees that you are about to make $5,000, or $10,000, they may get very upset. Why? Put yourself in the sellers shoes for a moment. Perhaps they have owned the home for 10 years. In that time, they may have replaced the roof, the A/C, some appliances, have done tons of handyman fix up jobs, paid for the property taxes, the insurance, etc. To the homeowner, they have been paying their dues on that house, spending a small fortune to keep the house in good working order. And then, you come along, with no skin in the game, and you’re going to make thousands of dollars on their house without, in their minds, doing anything. Do you see the rub, here? This point of view is not based on the facts of business and commerce, but it can be the reality of what is going through a motivated seller’s mind. jase on June 11, 2014 1:24 pm 78 Comments Great questions Paul, this inspection period is not a formal inspection where you have an inspector to come out. This is basically you’re doing a walk-through taking pictures of the property and estimating the repair amount to get the property to turn key status. There is a great book on estimating repair cost here on BP. During this time you market the property to your buyers list to see if there is any interest. You do not have to pay for a formal inspection. You're planning to sell the contract to someone else and then THEY are going to buy it outright. This gives me plenty of time to make sure I have a buyer lined up and for them to close the deal. The contracts usually say something like, “close on or before [date]”, which allows closing before the date if possible.
