But your P&S contract should have an Inspection period. Generally the properties that are deals need repairs, often significant repairs. The contract should allow you to terminate the contract if unforeseen repairs are identified during the inspection period. During the inspection period you bring your partners/contractors/buyers through the property. If they find repairs that are beyond your original calculations, making it a bad deal, that is the real cause of not finding a Buyer. Those discovered higher repairs/costs are sufficient for exiting and getting Earnest Money returned, or often renegotiating the deal with the Seller.
