How does it work? How can you get started, and be successful at it? but the options quit a great deal to be desired. However, why not start looking for buyers as you are marketing and getting started? It will take some time before you will find a good wholesale deal (usually). This way you can find the buyers that are the most serious and that you feel you want to build a business relationship with. You see, most investors that are wholesaling houses have a handful of buyers that buy 90-95% of their deals. I feel it is better to start finding this group of VIP buyers as soon as possible. Let’s say the wholesaler has a house under contract for $50K and the assignment fee in total is $10K. Should there be a 2nd contract to the end buyer for $60K? If so, should it be for $50K PLUS the assignment contract for the $10K fee? Or should it be for $60K? April 5, 2018 There are a few different types of REITS; equity, mortgages, and hybrid. First, people must stop equating “Assigning the Contract” as everything wholesaling. Assigning is a useful tool, but only one of several ways to wholesale a property. I understand people’s attraction, as it’s always promoted as a way to “invest” with little or no money, and make a nice chunk of change doing it. Tricks to Raising Commercial Property Value: Part II April 23, 2018 Andrew, The address that is stated on the contract should be the exact address of the property in question. The contract would not be enforceable if the property that was discussed in person and the property stated in the contract are of two different addresses. Fix and Flip Your Way to Financial Freedom In other words, according to this interpretation, a real estate wholesaler need only disclose and, after disclosure, may conduct “business as usual.”  This is the simple reading of the law and, indeed, is the explanation of the law which was given by the author of this legislation.  The courts, however, are free to disregard the author’s explanation.   If you assign multiple deals, but never close on one personally, you’re going to have a hard time saying you’re not acting as an agent. REITs are the easiest way to invest in real estate since the trust decides what to invest in and handles all the management. The returns may be great, but can also go up and down like the stock market. I prefer to invest in real estate with a more hands on approach because I can make more money. In my community, the commission is typically 6%. If there are no agents involved, I do not see how the seller would object to paying a “commission” to find a buyer. It seems to me the main difference is that wholesalers must be prepared to sometimes buy the house themselves and look for a buyer later. Agents do not usually operate like this. Another reason we actually close and then resell later is because I just think it’s a cleaner process. No one will question the legalities of me selling my own house. No one will question how much money I make on the transaction because they won’t know. I don’t have to worry about asking to show the property, marketing, nothing! It just becomes a very simple and clean transaction this way. Great tips. You have explained everything regarding real estate in such a simple way. Thanks for sharing! I’m also not saying assignment should be used to obfuscate the true intentions of the investor. I assign contracts. However, I also tell the homeowners, at the first meeting, that I’m an investor. I explain our process and our business model, including the fact that we sometimes pass the deal on to other investors, if it doesn’t exactly fit our model for a flip. I write the contract showing “or as assigns” in the seller’s identity, even though it isn’t required in Texas. Why? Because I want to remind them we may pass this deal on to another investor. Then, if we do decide the deal isn’t a good fit for us as a flip – and there may be any number of reasons – and decide to wholesale it to another investor, I personally call the sell. I explain to them that we have indeed passed the deal to another investor. I provide an introduction and share contact information. I also give them my personal guarantee that I am still there for them, should they have any questions or issues. I give the same guarantee to my investor buyer, should they have any issues with the sellers. theodore austin Now you are probably thinking – “so how does a wholesale investor make money?” When the wholesaler assigns his or her contract over to the end buyer, they are given an assignment fee (similar to a finder’s fee), which is usually a small percentage of the property’s value. Flat Fee Selling Agents – There are many companies out there that will list your property for a set fee (from $99 – $1000) plus the buyer’s agent commission (3-3.5%) rather than the typical 6-7% due on normal transactions. The effectiveness of this strategy largely depends on your market. Why Assigning Contracts Is One of the Worst Business Models for Real Estate Wholesalers How Jared, Craig Pfeffer on January 28, 2016 10:29 am For example, you might send 1,000 pieces of mail, get 3.3% of those people to call you (30 phone calls) and get 3.3% of those to sell you their home, resulting in one sale. It might cost you $1,000 to send those letters, but if you can make $5k, $10k, or $20k on that investment, it might be a great use of funds.
