A good term might be “deal broker.” Since you are not a real estate agent as is typical in a closing, you can explain to the seller that you make money off of the deal just as an agent would, only it doesn’t come out of the sellers pocket at closing. It might be helpful to proactively state that if they challenge the right of the broker to make a profit on their home the transaction will be null and void–making it sound like they better take it or leave it–even though you really don’t want them to leave it.
