An extreme example of this would be striking oil, but appreciation can also come from gravel deposits, trees and so on. The owner occupant buyer is often looking for a great deal, but their home buying criteria is not the same as an investor. The owner occupant is looking for a property that satisfies their housing needs, therefore care more about criteria such as location, bedroom and bathroom quantities, quality of the real estate, etc. To avoid getting mired down in complicated economic data, I like to be conservative in assuming a good house in a good area will appreciate on average of 1% per year.
