When I wholesale, I explain to sellers upfront that if I can’t purchase the house I will find someone who can. I also make the contracts for short periods of time (like 2-3 weeks). That way, if I don’t find an investor to buy the contract from me, the contract expires and the seller is able to go find a new buyer. Seller also gets to keep the earnest money deposit. We put in the purchase agreement, Buyer: ABC LLC and/or assigns, so everything is transparent or on our addendums in private sales stating we have the right to assign the contract. So no, I do not think this is dishonest. I guess we will have to disagree on this one. A good friend of mine used a formula – 20% cash in – the rent must cash flow the payments plus a 12% return on the “cash in”. She died a wealthy woman.
