Real estate investment has become a popular way for people to make money, and it is not uncommon to buy a house or land without any intention of living there. Some people simply buy and hold property, waiting for it to appreciate in value before re-selling it. Having cash for a down payment is the quick and easy way to enter the real estate market, but it's not your only option. A wholesaler is able to make a profit by identifying properties being sold under market value, and then sell the contract to acquire the property to another buyer, along with a wholesaling fee. Ender buyers are often real estate rehabbers or other types of investors who prefer not to spend the time identifying discounted properties or negotiating with sellers. Karen Russell on January 31, 2015 4:22 pm 6 months house 1, EDITION I was hoping to use owner occupied financing for all of my properties and was willing to move every year or two to live in each of my new homes. Every lender has agreed that virtually any home I buy after my first property will be an investment property and will require 20-25% down payment. At that point they will hold you to the expectations of an investor, which includes putting down higher down payments (20-25%) and having reserves to cover at least 6 months PITI payments for each additional property. Selling Contracts - is considered wholesaling. i.e. buyer enters into contract to buy a property, and finds a buyer and sells the contract for a fee.  Usually these contracts have a clause similar to: "Seller agrees to sell property to Buyer, John Jones, his successors and assigns." For what term the property is available through this type of agreement is subject to negotiation, but most sellers will not be willing to take a property off the market for long so that the buyer can profit to a second buyer. In this scenario the Seller conveys directly to the "successor, assign" of the contract. Assignment of Contract real estate deals have been going on for decades, this is nothing new. Though this process can be frustrating — especially when you rule out properties that don’t meet your criteria — proper deal evaluation can save you a whole lot of money in the end. @bronchick As for the taxes – if your contract is written in such a way that the buyer will pay for it (as mine is written), then this cost would be paid for by your end buyer at the time of closing (not by you, because you aren’t the buyer, you’re just the middle man). By completing the Assignment Agreement, your end buyer is simply jumping into your shoes and assuming all the obligations of the buyer, however those are written in the original Purchase Agreement. Mark Ferguson March 20, 2018 The buyer and seller both have the right to change the purchase agreement. So, the buyer and seller could legally cancel the existing contract and create a new one. (Remember, you’re no longer the buyer) You could be sitting at the closing table, and you wouldn’t be able to legally stop it. The title co also wouldn’t be able to stop those changes, as the buyer and the seller have the right to change their agreement. A newly written agreement could take the assignment out of play from the title co perspective. The title co is simply a facilitator for the written agreement in the transaction, even when the buyer and seller make a last-minute change. Make sure that you have an attorney prepare or review any documents that you intent to use. Meanwhile, “want to sell” sounds a lot different: “I’m curious to see what my house is worth because I may be selling next year.” As you can see, there is a reason behind the need to sell versus the second scenario, where there is just curiosity. wholesale real estate flyers|wholesale purchase and sale agreement wholesale real estate 2015|wholesale real estate risks wholesale real estate 2015|wholesale real estate market
