That’s an important distinction to make. It is not a passive source of income. Yes, the rewards can be great, but so is the work involved, even with a property manager. For example, if your rental property (the building itself) is valued at $500,000, you would divide that by 27.5 years (which equals ~$18,000) and be able to deduct $18,000 as a depreciation expense each year for 27.5 years. This deduction allows you to report a smaller profit to the IRs, thereby reducing the amount you ultimately owe in taxes. The buyer agrees to the assignment fee and you have a one page form called an assignment of contract form (use an attorney to draw up this form) which states that you are giving up all rights to purchase this property and that you are assigning this property and all rights to this property in exchange for an assignment fee of $5,000. This means that on the purchase contract the buyers name should be “Jack Smith And Or Assigns” not just Jack Smith.
