Most of the multi-family properties go for $500-700K (and higher) and some of these are in bad shape. You’re paying for location but there’s no way you can rent out a crappy apt for a lot of money even in a good location. Your 1% rule would mean I’d have to rent out each unit for $2500-$3500, assuming I can even get a mortgage. While the rents are higher in the Boston area, there’s no way I can charge that much for a 2 or 3BR apt even in a nice area. For single family homes that go for at least $350-600K, I still can only charge about $3000 to rent a 3BR home. Any more than that and I’m pricing myself out of the rental market. When I calculate the cost of the mortgage, taxes and everything else, I’m in the red.
