In this video I answer one of the most commonly asked questions a new real estate wholesaler has and that is, "How can I create an offer on a property that guarantees I can wholesale the property and still earn a good profit as a wholesaler"? Well, the answer is simple and it involves a small tweak into a real estate formula that has been around for a while now called the Maximum Allowable Offer Formula (MAO for short). The original formula looks like this: (ARV * Investor Discount) - Est. Repairs = MAO. As a real estate wholesaler you can make a small adjustment to the MAO formula to help ensure your profits are locked in. The wholesalers MAO formula looks like this: (ARV * Investor Discount) - Est. Repairs - Est. Closing Costs - Your Expected Profits As A Real Estate Wholesaler = MAO. However, your expense of doing business is low, and the right deals can deliver amazing profit opportunity. Many would-be real estate investors find wholesaling to be a great entry point into the field of investing. With its process of finding under-valued properties and either selling them outright or assigning the contract to a buyer — without doing any repairs on the property — wholesaling is a great way to learn the craft of real estate investing, while making money in the process. Make it very clear to the motivated seller by asking, “Sir, are you OK with me making a profit from this deal? Are you sure you are OK? So if you find out I am making a profit, you’re not going to flip out and go crazy on me, right?” Just because it is an underperforming loan does not mean the bank will seemingly give it away. After all, they are in the business of making money too. For this reason, investors are advised to hire an inspector. While not required, the critical eye of an inspector will let you know exactly what you are looking at. It’s also important to choose a strategy that you’re comfortable with. For example, some investors pursue short sales and pre-foreclosures. Others really don’t like doing that. What am I Doing Wrong? – Part 1 Here is a brief primer on wholesaling real estate for those of you just learning about this for the first time. Wholesaling real estate is marketed as the way for people to get rich in real estate without having any money of their own to invest. Simplistically, here is how it works: The wholesaler finds a house with equity in its current condition, gets the property under contract, and then assigns/sells the contract to an investor. For example: a wholesaler gets a contract on a house for $50,000 and inserts assignment language in the contract, then markets the contract to investors for $60,000. If an investor buys the house from the wholesaler, he steps into the shoes of the wholesaler and takes over the contract. When the deal is done the seller will receive $50,000, the wholesaler will receive $10,000 and the investor will receive the house. Yet another possible way to jump into real estate investing with little cash is through a real estate investment trust (REIT). Actually, for some time now REITs have been the strategy of choice for people with low capital who want to make money in real estate. Buying shares in a REIT is very similar to investing in any other type of stocks, however, your profits will be coming from rents and appreciation. The most important advantage is that this allows you to make money in real estate with very little initial capital. Moreover, you will not be engaged in maintaining a rental property, dealing with tenants, arranging with contractors, and any other inconveniences of being a landlord. However, there is one serious disadvantage: investing in a REIT is much less exciting than buying a property because you will have no first-hand experience. Nonetheless, you should consider this option – at least initially – because it might provide you with enough money as profits to allow you to purchase your own income property. Brad says: Before you can wholesale a property, you need to find a good deal. Use whatever method you prefer for finding good deals--and then get that deal under contract. A good wholesale deal must be 25 to 40 percent below retail value. For example, if you find a house that's worth $100,000 and you can purchase it for $93,000, you probably won't profit from the deal. You need to find a deal with a good profit margin so that when you wholesale it to someone else, they profit from it as well. 4. Limited Resources Needed Hi Johnny, sorry for the delayed response, this went to my spam comment folder for some reason. I have seen the argument that a personal non-income generating house should not be calculated in net worth (I don’t agree with it), but rental properties are income generating businesses just like the companies Buffet owns. His companies are valued by a combination of what the market thinks they are worth, income they produce, assets and future potential growth. Much of the same techniques are used to value rental properties. What would be the difference between owning a hotel and an apartment building or a rental house?
