Fortunately, you don’t need six figures in the bank to be a real estate investor today. It really starts with a solid financial plan. It is similar to flipping, except that the time frame is much shorter and no repairs are made to the home. As the wholesaler never actually purchases a home, real estate wholesaling is much less risky than flipping, which can involve renovation costs and carrying costs. Real estate wholesaling also involves much less capital than flipping. Generally earnest money payments on a few properties is sufficient. Success depends on the wholesaler's knowledge of the market and connection to investors for quick sales. High risk: Flip. Some of the most successful real estate investors use this strategy. Warren Buffet is just to name one example. The key to this strategy in real estate investing is to use the cash flow you make from your rental properties to purchase more rental properties. As you accumulate more rental properties, the cash flow would constantly keep increasing, making the time to save up for another property shorter and shorter…hence the snowball effect! Your “snowball” (or moneyball, rather) starts getting bigger and gaining more speed. Markets Thanks for the article and the links to the podcasts. Very helpful. So many gurus try and tell you its good to have thousands of buyers but you will find that you only need a handful that close deals consistently with you. If you do not have a buyers list, post the property on Craigslist….the first few deals I did were from CL buyers and that help build my buyers list. Also you can get a free account with postlets.com and post it there it will also post on zillow.com so you will have tons of eyes on it. Finally you can contact a wholesaler in your area and joint venture on the deal and get it sold. By doing the latter it will give you a resource and can possibly start out to become a mentor for you. The name of the game is leverage; leverage others talents, time, and resources, and don’t worry it is reciprocal you will be leverage for them at some point. Give it a try it works and if it don’t work this time keep trying it will eventually become gold for you. I am a witness to that. Great question Bob. Did you ever an answer on this? This brings up my other dilemma: upon arrival do I sign a 7 month lease somewhere (I can get a co-signer if needed) or stay in a furnished month-to-month suite at 2x the cash burn rate? On one hand I hear about RE deals getting closed in as little as 1-2 weeks. On the other hand it might take months to find the right deal — and would it be such a good deal if I burn $7-10k in rent money while waiting for it to come along and to close it? In 2012, the U.S. homeownership rate fell to 65.4%, the lowest level since 1996, reports the Census Bureau. That has led to low vacancy rates for rental properties in many cities and a rise in rents. The National Association of Realtors projects that average apartment rents will increase 4.6% this year, following a 4.1% increase in 2012. Suggestion Box Whether wholesaling or engaging in any other kind of business, you need systems, processes, and good communication. You’re blaming the other investor for being irresponsible. Was he? Maybe. But he wasn’t the only one. If you had managed the process and the communication, you and the seller would have had advance notice that things were not coming together. A few months ago, a good friend of mine, and part-time investor/landlord used this quote to drive a point home to me. We were talking about wholesaling, and I said that I need to have a buyers list in order to get started and make some money. He told me that investors are EVERYWHERE, in a dark secret society, looking for reasons to come out into the light. The irresistible deal draws them. He told me to put together deals that can’t be ignored, and I’d have cash buyers contacting me day and night. I’d put out some ads for buyers and written letters to Listsource buyer leads. I never got one response. Then I got my first deal under contract about a month ago. At first I figured the ARV too low, and I got no calls or responses of any kind from any of my property ads. I went back to the seller and renegotiated a lower price and then put the property back out there. Suddenly, my phone started going crazy. Just in the last week, I have had 6 investors come through and look at the place. I have had 2 other wholesalers offer to JV with me in the same time frame. I have three more appointments to show the place this week. I am fairly certain that a buyer will snatch this up before the end of this month, based on what I’ve been experiencing. I have now built a buyers list that I can use going forward. It all started building the irresistible deal though. Price to sell, and try to over calculate repair costs if you don’t know for sure. Take Care & God Bless! What contract paperwork would be needed for wholesaling a property? And where would I be able to purchase it? One type of investment often overlooked is the vacation property. Overnight and short-term vacation rentals are purchased similarly to single-family homes, but they are operated like hotels/motels. They can be as simple as a shack in the woods, as common as a beach-side condo or mountainside chalet, or a luxurious as a private island retreat. Hi Amanda – good question, thanks for asking! I use my contracts primarily for vacant land transactions. I have used them for houses before, and I think it can work for a lot of other property types too, but since vacant land is a pretty simple type of property, there may be some things that aren’t included that you’d still want to see (things you don’t technically “need”, but would still be a good idea to have in your original contract). Real estate crowdsourcing is considered an Alternative asset class. Many private wealth advisors recommend a 10% – 20% allocation. Meanwhile, we know that some large university endowments invest 50% or greater in Alternatives. The whole idea of investing in Alternatives is to capture outsized returns from inefficient markets. There is a lot of hype about finding cash buyers and building your cash buyer’s list. You can spend thousands of dollars for online programs designed to help you get thousands of cash buyers. However… let me save you some cash. Putting a buyer and seller together is acting as an agent and you must be licensed. You have to have ownership or a contractual position to be a wholesaler. Represent Home Sellers Sales & Marketing By the time I got to this point with one of my properties, it had become clear that if I could do it all over again, I wouldn't have sunk my own money into this property. It would have been far better for me to simply assign the Purchase Agreement (if I even could) rather than buying it outright. As you can imagine, if there's ever something wrong with a property – it's better for this problem to be in the Seller's lap than mine. Minneapolis, MN (16) Latest It also depends on your definition of ‘wholesaling’. There’s residential real estate (which I know well), and commercial real estate (which I don’t know as well, but am fascinated by and see my future in). One thing I’m familiar with in residential real estate that tends to get bundled in with the traditional definition of wholesaling is cooperative-assignments, also known as or ‘wholesaling options/lease-options’. An option is basically what is sounds like — the chance, or option (not obligation) to purchase real estate in the future, usually at a specified price. I know for a fact that minors can hold options on property, at least where I do business and since I last checked. Anyway, I’ll illustrate the basic idea with ‘wholesaling’ options through a simple example. Let’s say that you are 15 and you obtain an option to buy at $180,000, on a property worth $200,000 today. The option is to exercisable for a period of three months, beginning one year in the future. The property is already worth $20,000 more than the option, but the thing is the future of the market is unknown and technically the real estate could plummet in value and the option would become impractical/worthless. Regardless of how you got the option (whether you paid for it in cash, traded goods, or some other consideration), you can sell/assign it to someone else for whatever you want. If someone thinks the property will be worth $220,000 in a year, they might be willing to buy your option now for $190,000. Let’s say that happens, and you are now out of the deal. You’ve grossed $10,000, and you are only 15 years old. Thx Katie, wholesalers do not “have” to buy the house this is the reason for the inspection period. We normally have a 14 business day inspection period. We inform the seller that if we forsee the property is not going to move, we can cancel the contract within that timeframe. This is all disclosed upfront so they are aware of this possibility. The great thing about it is that we only had to cancel one contract in my many years of buying houses. 87 Views You say, “This is my first deal.” "AssetColumn.com is the online marketplace for Real Estate Deals such as Wholesale, Fixer Uppers, CashFlowing, Turnkey & Retail." - Emme Yllesca Prosper Current Poll Amazon Assistant Clinton, MD 20735 I only purchase properties in preforeclosure.
