Cedricklockett says: Brett, I get what you are saying. Although I am primarily a landlord, I have bought several wholesale properties via assignment and I have wholesaled properties I could not pass up but did not fit into my long term plans. When I have wholesaled I followed your “whole-tailing” model. Unfortunately there are lots of would be wholesalers that tarnish the industry by promising to buy someone’s property when they do not have the means to do so. Many people are strung along and used when the “wholesaler” cannot find an investor. + $3.99 shipping As a wholesaler, you have two options, get under contract on a house or buy the house and sell it right away. Many MLS listings require proof of funds or a pre-qualification letter, another reason it may be tough for wholesalers to buy off MLS. Most REO and HUD listings do not allow you to assign the contract, which means you will have to buy the home. If you are wholesaling because you do not have money to buy an investment property, it may be tough to buy a home to wholesale off MLS. If you are buying properties from off-market sellers, it will be easier to get a home under contract. The seller of an off-market property will not require a pre-qualification letter or proof of funds before signing a contract. Once you get a contract on the off-market property, you can assign the contract to another investor for a fee. Buying in Pre-foreclosure – Sellers on the brink of losing their home can be very motivated to sell their home and save their credit. Many times, more is owed on the house than the house is worth. However, sometimes great deals can be found by weeding out a lot of bad deals. Single Family Homes In the real estate industry, a wholesaler is someone who contracts with a seller to buy a property and then, while still under contract with the seller, assigns the contract to another buyer for a higher price. Essentially, a wholesaler is a middleman that hopes to profit on the spread between the contract price with the seller and the purchase price in an assignment contract with a buyer. A wholesaler’s actions are very similar to a real estate broker and may require a real estate license if certain procedures are not strictly followed. A new Senate Bill signed by Governor Greg Abbott that takes effect September 1, 2017 seeks to clarify certain actions by a wholesaler that do not require a real estate license. A cash buyer is a buyer who can pay cash for a house. Duh. However, it doesn’t necessarily mean it needs to be their cash; oftentimes a cash buyer can use private money or hard money to put the deal together. The point is: The cash buyer doesn’t need to go through a lengthy loan process that might be declined. They can purchase the property from you, guaranteed. Have you ever heard of someone being sued because of an assignment? What was the result? I can’t really see a judge saying “you have to buy this house or else”. There is risk in all types of transactions but this is sounds like a lot of hype to generate views on your blog post. Assignments, just like any other legal transaction, can be done properly, ethically and morally, or they can be done unethically and immorally. That doesn’t mean you should make blanket statements about them being a horrible vehicle. Tax Advantage Deal Finder Properties Website Creator Landing Pages Creator Email Marketing Software Thank you for this information! Sorry for the somewhat remedial question here, but when you say “under contract”, I keep getting slightly confused. If you put a house “under contract”, doesn’t the seller have to be under the impression that you are able to buy that house? So are you in a sense “purchasing” the home under false pretenses as you then look to send the contract to the next person? Or are you essentially finding a seller and buyer simultaneously, make your pitch to the buyer on the ROI, and then put the house under contract and do the transfer all in one shot? Let them know that typically you buy houses 3 different ways: buy and flip to another investor through an assignment of contract; buy and rehab and put it on the market; or buy it and rent it out. I presume that if you’re new, most of your deals will be wholesaling to an investor. But after enough flips, you may keep a property or two for yourself. Just be honest with your intent. I think with most motivated sellers, they don’t care who buys it at the end of the day, as long as it gets purchased and they get a check. Good luck! 0% Viv Vauxhall September 5, 2016 In general, wholesaling is dependent on the ignorance of the original owner (don’t know the property market value) or the ignorance of the investor (don’t know the property market value, repair cost or arv). The wholesaler exploits this ignorance. In other words, the wholesaler takes advantage of the original owner or investor. Since wholesaling is built upon taking advantage of another party, moral character is not a high priority for wholesalers. Joshua Dorkin on September 3, 2012 9:21 pm Thanks for the break down on wholesaling. Being completely new to the investment side of RE, this is a great starting point. Thanks again for taking the time to break it down. Richard It gets to a point that there just aren’t enough hours in the day. That’s why you need a real estate wholesaler system to help you prequalify properties that are worth pursuing. Believe it or not, not every property is worth your time. The last thing you want to do is waste time on a property that won’t help your bottom line when there are others with plenty of potential just around the proverbial corner. search My point is that I think it’s time to stop treating Sellers as Delicate Naive Children being taken advantage of by the big bad Investor Buyer. Tom (the flipper) pays $55,000 for the house. And Jim, the wholesaler, keeps the $5,000 difference as his wholesale fee. Andrew on January 4, 2017 10:15 am With real estate, you can put the same $5,000 as a deposit on a $50,000 or even a $100,000 house, and rent it. If you have a renter, you don’t really care about the ups and downs of the market, as you are able to meet your monthly repayments. If the property sits empty for a while, all you have to do to keep it is pay the mortgage yourself. It isn’t fun, but it is much better than seeing your whole trading account annihilated by a margin call.     LaToya Atlas on December 7, 2016 3:10 pm Great Article @Marcus Maloney…I was looking into wholesaling because a fellow investor presenting an deal to me which includes a very motivated seller…My business partner got the seller to agree upon a price that is around 60% of its appraised market value.. The home is in very good condition however ever it is very outdated. The home is 3800 sqft SFR 4 bed 2 full baths 2 half baths in Beaumont TX… I’m certain this is a good deal but I’m a bit apprehensive because, for 1) its outside of my Houston area Market so overseeing a rehab would be quite difficult 2) With such a large home we would face some financial challenges with doing a complete remodel. We entertained the idea of immediately listing it on the market without doing updates which lead me to wholesaling…Could you offer any advice or recommendations as to what steps I should take from this point? Thanks in advance. I’m sorry but you have to realize that’s his opinion, don’t give up on your goal based off one person’s opinion. For every negative article I’ve read on wholesaling its 1000 more positive ones. I’m a newbie also and reading this did kind of scare me but he’s basing this off one bad experience. If that’s the case, I’ve seen plenty of houses that I knew a seller should have got way more for but the investor made 10x more. Isn’t that the business. Yeah you rehabbed it and made it look real nice but half the appliances and the materials they used are either used or dirt cheap sometimes(not saying every investor does this). Do investors feel bad about that? NO!!!! He said he’s done deals where he was the end buyer on wholesale deals. So he can’t think its that bad right, because he participates in the game himself. wholesale real estate risks|wholesale real estate oklahoma city wholesale real estate risks|wholesale real estate online wholesale real estate risks|wholesale real estate ottawa
