You are really not flipping the property but flipping the contract which gives you the right to buy the property. This means that you do not have to come up with any cash to buy the property. You also do not need to pay any closing costs or incur any other expense. Wholesalers flip properties for a living and by using the “assignment of contract” they save a lot of money in closing costs and fees and still make money flipping properties.
