Eric Peters on July 28, 2017 3:54 pm Great article. Im still learning this business, before I reach out to anyone for my first deal, I’m still kind of stuck on the real estate agent portion of it. I understand why you need one on your team, however it seems as though some don’t like the idea of working w/ wholesalers as you mentioned above and also speaking w/ some agents Ive learned that. So my question is how do you approach an agent so that it makes sense as to why they should be on your team? Also when you’re trying to determine how much you can sell the property for you need a list of comps for that property, how do I ask a real estate agent for the comps for property I found, but not through them? Would they be willing to help me? Do I need to offer money for their assistance w/ property I find myself? Mobile Home Parks (Buy with seller financing, fix it up, fill the vacancies, then either sell for a profit or collect a lot of cash every month.) What They Don’t Tell You About Wholesaling Houses Here is the reality, and something you will not hear at a majority of Real Estate Investing seminars, where the individual speaking is attempting to sell you his/her program.  Ninety percent of the time, your tenant buyers are B & C credit buyers.  They are attracted to your “Rent to Own” program, because no bank would EVER loan them money.  In this economy and market, these buyers are everywhere. #108 in Books > Business & Money > Real Estate > Buying & Selling Homes Steve Orr | December 25, 2017 at 10:37 am MST 1.8k Views · View Upvoters I was hard pressed to find something you did not mention, but I thought of the field services industry. A friend of mine used to do that, where you go inspect properties either post construction, pre/post insurance claim, or pre/foreclosure for banks and insurance companies. It’s an independent contractor type job and a great side gig for someone with a car, a camera, and a computer. The industry even has it’s own association: http://www.sofi.us (I have no affiliation.) The opportunities are truly endless. What happens if I take the contract to title company and they find liens and such on the property, and now it’s not a good deal? Do I lose my earnest money? Or is that assumed a seller’s issue? Do they pay to settle those? Or do we have to renegotiate? Skip to primary sidebar If you have any reservations about “networking”, one way to get over that is to think of it as a professional social hour. This way you re-frame it in your mind as a way to connect with the clients that will be a good match. This clause is good to have because it informs the title company or closing attorney that all closing cost will be a debit to the buyer. So when the title company prepares the settlement statement the contract states what the buyer is paying for. We use the word “traditional” because their may be other fees or liens that maybe associated with clearing the title and you as the buyer want to ensure you are not on the hook for paying those fees. Dependent on finding buyers If you have questions about how to fill out the contracts, following are two videos that will walk you through all three of them…. Even though the best time for flipping was probably 2009 and 2010, when home prices hit bottom, buyers are more confident now than they were three years ago, and there’s more demand for rehabbed homes. Flippers who can find distressed houses “can do very well in a market where home prices are on the upswing,” says Daren Blomquist, vice-president of RealtyTrac, a Web site that tracks foreclosures. “That’s what we’re in right now in many areas of the country.” The Dreamer As a young boy growing up on a 59 acre farm 50 minutes south of Chicago, I would... Because no court in Oklahoma had dealt with this issue, the Cleveland County Court looked to the 10th Circuit court decision in First National Bank & Trust Co. of Chickasha v. U.S. In that case, the 10th Circuit was reviewing the question of whether a real estate purchaser was able to take a demolition loss on his tax return. The answer to the question came down to the moment the property was purchased. There were two competing ideas of when the real estate was purchased. The first date considered was the date the Contract for Sale of Real Estate was entered. The second date considered was the date the purchaser received the warranty deed and took possession of the real estate. The 10th Circuit stated, “The commonly accepted definition of “purchased” is a binding agreement to pay an agreed price. It may be a complete or an incomplete transaction in terms of tender, but it must be binding and enforceable.”[iv] Ultimately the 10th Circuit determined that the real estate was purchased on the date the contract was signed. Commercial properties can produce income from the aforementioned sources, with basic rent again being the most common, but can also add one more in the form of option income. Many commercial tenants will pay fees for contractual options like the right of first refusal on the office next door; they pay a premium to hold these options whether they exercise them or not. Options income sometimes exist for raw land and even residential property, but they are far from common. But in fact, the people who send their house with “Viager” method are happy to do that because they can have some money, from the investor, to live as if it was a rent.
