Buying & Selling a Home November Real Estate Networking At its core, wholesaling involves selling houses as-is to another buyer. Typically the buyer is another investor that is going to fix up and either rent or resell the house. The best buyers are cash investors as they can move quickly and make the wholesale a piece of cake. Some people sell to owner occupants but that typically requires more work and does not work with some of the methods (which I will be discussing next). Learning how to assess what a seller really wants (emotionally and financially) Banks, mortgage lenders, credit unions, special servicers, and the government can all be sources of real estate deals. These are often properties taken back in foreclosure and which need to be liquidated. Blomquist recommends looking for “scratch and dent” properties -- homes with cosmetic problems that can be fixed fairly quickly. “If it looks bad from the outside,” he says, “it can be a great opportunity for a flipper.” J Scott WHY IS REVERSE WHOLESALING BETTER THAN FLIPPING HOMES Real Estate / Investment Transaction Coordinator Actionable Advice for Getting Started, Russ- Southern Coast Realty – Beaufort, SC Before defining wholesale real estate, terms like flipping, motivated seller, distressed real estate, fixer-upper, notice of default, and REO or bank-owned properties come to mind. Simply, wholesaling real estate is when buyers research and find distressed properties (i.e., notice of default, fixer-upper, motivated seller, etc.) that can be resold to prospective buyers or " flipped" for a quick profit. Great comment! And assigning a contract is in no way like giving your new bride to another man. If the seller is surprised that you are looking to profit from the transaction, you have not set expectations properly. When I work with sellers, I repeatedly tell them that I intend to make a profit off the transaction. I also tell them that I don’t know what my end strategy for the property will be. I tell them that I may flip it, I may rent it, or I may assign my contract to someone else. In addition to those discussions, I let them know in writing. That way there are no surprises and no hard feelings. Forms & More Hi Amanda – good question, thanks for asking! I use my contracts primarily for vacant land transactions. I have used them for houses before, and I think it can work for a lot of other property types too, but since vacant land is a pretty simple type of property, there may be some things that aren’t included that you’d still want to see (things you don’t technically “need”, but would still be a good idea to have in your original contract). I use all three of these forms in my own wholesaling business, and hope that you will be able to put them to good use in yours.  Please be advised, however, that you should run all of these contracts by your attorney before you use them. I am not an attorney, so please use these forms at your own risk! When you first start out, $7,500 does not go very far, and it takes a lot of money to buy an investment property. Luckily there are many ways to buy a rental property with much less money, if you are an owner occupant or use some of the techniques I discuss here. In the first year, the best bet is to buy a HUD home or REO that needs some work, but will still qualify for a FHA or conventional loan. The key to my strategy is buying homes below market value. HUD or REO homes are a great way to do that. We will assume the investor can buy a home similar to the homes I purchase in my area which cost around $100,000. There are closing costs that the buyer is charged when they get a loan, but you can ask the seller to pay most of your costs. You don’t have to own a property to profit from it; wholesale dealers buy and sell properties through “double closings.”  The dealer finds a property, signs a purchase contract with the owner of record and then markets the property as an “owner per contract.” This is defined as A to B transaction. 5. Decide whether you’re going to assign or double close it. At this point, depending on how much of a spread you’re going to earn, you need to choose whether or not to assign or double close (which I explain in a second). What is the best way to make money investing in real estate? Ideally they would be need to be deals that are less than $75k. Should I buy foreclosures or get a loan from the bank? Do I flip the property, or buy it and rent it out? Specifically, the bill amends section 1101 of the Texas Occupations Code to add a new Section 1101.0045 and adds a new Section 5.086 to the Texas Property Code. The new statute takes effect September 1, 2017. In Xarin Real Estate v. Gamboa, 715 S.W. 80 (TX 1986), an investor named Xarin entered into a purchase contract with the owner, Gamboa, then assigned his purchase contract to a third party, Baker. When the deal blew up, Baker sued Xarin claiming, among other things, that Xarin was illegally acting as a real estate broker without a license. Secret Ways To Get Student Loan Forgiveness Other than that, it takes a lot of financial positioning to have ready cash available. My favorite is to watch foreclosures. To buy this type of deal, you need to have large amounts of cash. You will need to research records and you better get to know a Realtor and/or a Title Rep who will aid you with numbers and potential resale values. Of course, you’ll relist the property with the Realtor providing you the numbers as well as the Title Company that helps. Brandon, Can a licensed “real estate salesperson” do wholesales legally? I checked my state (NJ) website for a “real estate brokers” license and it states “In addition, applicants must have been continually licensed and employed on a full-time basis as a New Jersey real estate salesperson for the three years immediately preceding application.”, experience I wouldn’t have since I’m starting out. Real estate wholesale and real estate investment groups are organized meetings between local real estate professionals and investors.
