I can easily imagine such people blowing the profit on a flashy car, though millions in cars feels a bit far fetched for a twenty-something. Of course this is all very risky – if the new builds go slightly over budget then you could lose a very substantial amount of money extremely quickly.

Syndications In real estate, brokering a deal is an extremely valuable skill. It’s more valuable than the work of fixing up the house, originating the loan or closing the transaction. Putting a buyer and a seller together in a real estate transaction is the most lucrative part of the deal. If you don’t believe me, just look at any closing statement and see who gets the biggest check. Motivated sellers rarely understand this fact. Instead, what they see is some person having them sign a contract and then a few weeks later, collecting thousands of dollars without lifting a finger. They don’t realize that the person who can locate a buyer willing to pay more for the property than what it is under contract for is an extremely profitable real estate skill.

Your real estate contracts are really the pivotal part of doing any real estate deal. Get to know your contracts blindfolded. Know what every line means, what to put on it, and how to explain it.
I’m also not saying assignment should be used to obfuscate the true intentions of the investor. I assign contracts. However, I also tell the homeowners, at the first meeting, that I’m an investor. I explain our process and our business model, including the fact that we sometimes pass the deal on to other investors, if it doesn’t exactly fit our model for a flip. I write the contract showing “or as assigns” in the seller’s identity, even though it isn’t required in Texas. Why? Because I want to remind them we may pass this deal on to another investor. Then, if we do decide the deal isn’t a good fit for us as a flip – and there may be any number of reasons – and decide to wholesale it to another investor, I personally call the sell. I explain to them that we have indeed passed the deal to another investor. I provide an introduction and share contact information. I also give them my personal guarantee that I am still there for them, should they have any questions or issues. I give the same guarantee to my investor buyer, should they have any issues with the sellers.

This is a fantastic list. I realize it is several years old, but they still hold true. Different ideas work better in different markets. The double close is similar to the simultaneous close but differs in that your end-buyer’s funds are not being used to close the A transaction. You need to fund the purchase (A) transaction and then sell the house to your end buyer. There are such a thing as bridge loans that are for this purpose. For a fee, a lender will lend money for the A transaction and be paid back on the B transaction. You could try to get one of the bridge loans or just use your own money or get a hard money loan or private money loan. All of these add a lot of cost to the deal, so you need to make sure there is a lot of room (good-sized wholesale fee) to cover the costs and still allow you a profit.

Vacancy is the time in-between tenants. When one tenant moves out, the property must be “turned over” into rent-ready condition. You’ll have to recognize that no rent will be collected during this period, and as such, you need to realistically budget for lost rent. With an Option, the seller can continue to live in the house.  At the same time, he/she will continue to make the monthly payment and take care of all maintenance and repairs.  The seller may not want to accept monthly payments, with the idea of someone else is living in their house.  While they may be motivated to sell, the thought of someone else eating dinner and walking around naked where they raised their children may be too much for them to handle.  Also, they may not have the time required for a Lease Option.  If a seller is ten months behind on their payments with foreclosure knocking on the door, and you (the investor) does not want to make up those payments, but there is still a TON of equity in the house, an Option may be your only choice, short of paying cash.

I don’t know any good wholesalers who haven’t been around the block a couple of times, either doing flips or having their own portfolio. Staying On Top Of An Organized Buyers List: Half the battle of maintaining a successful wholesale business is staying on top of your potential buyers. With the right marketing, and after completing a few deals, you should have a fairly solid list of contacts. However, it is not just about having those contacts. It is about knowing the different preferences of each individual buyer. If you know “Buyer A” prefers properties that he can use as rentals, you will only contact him when you find a property that can meet those needs – i.e. a property that will require less work and is in slightly better condition. If you know that “Buyer B” is a rehabber, you will only offer him properties that are in need of major construction. In Buyer B’s case, the properties you offer to him should be a bit cheaper because they are in worse shape, but will yield a higher return after being repaired. Instead of offering every property you come across to every contact on your buyers list, only reach out to those you truly believe will find value in that particular property. Remember, it will benefit you in the future if both you and your buyer profit from a deal. The last thing you want is to earn a negative reputation. So be sure to stay on top of your list of contacts by taking note of personal tastes. This will ensure that you keep loyal clients.

They are marketing the property with photos, addresses, and even disclose they don’t own the property but have an accepted sales offer on the property. In some cases I don’t think the wholesaler even has anything to sell but is simply trying to build up a contact list for potential buyers. I just feel like saying assignments suck is silly when you did one and failed? That seems like you aren’t willing to do the work to understand the tool. You just blame the tool rather than taking a look at your process and how you could improve it to better use the tool. I will give you a big hint THE TOOL ISN’T THE PROBLEM.

Hi Brian – I typically use a title company when the value of the property exceeds $10K, and I’m at least ordering title insurance when the value exceeds $5K. Otherwise, if it’s a small deal, I’m usually willing to close it in-house (assuming I have the time and resources to do so).

There’s residential real estate (which I know well), and commercial real estate (which I don’t know as well, but am fascinated by and see my future in). One thing I’m familiar with in residential real estate that tends to get bundled in with the traditional definition of wholesaling is cooperative-assignments, also known as or ‘wholesaling options/lease-options’. An option is basically what is sounds like — the chance, or option (not obligation) to purchase real estate in the future, usually at a specified price. I know for a fact that minors can hold options on property, at least where I do business and since I last checked. Anyway, I’ll illustrate the basic idea with ‘wholesaling’ options through a simple example. Let’s say that you are 15 and you obtain an option to buy at $180,000, on a property worth $200,000 today. The option is to exercisable for a period of three months, beginning one year in the future. The property is already worth $20,000 more than the option, but the thing is the future of the market is unknown and technically the real estate could plummet in value and the option would become impractical/worthless. Regardless of how you got the option (whether you paid for it in cash, traded goods, or some other consideration), you can sell/assign it to someone else for whatever you want. If someone thinks the property will be worth $220,000 in a year, they might be willing to buy your option now for $190,000. Let’s say that happens, and you are now out of the deal. You’ve grossed $10,000, and you are only 15 years old.

You’ve got to find good deals. The best place to do so is by marketing to motivated sellers. One of the most important things to do to be successful at flipping houses is consistently and persistenly marketing to find deals. Without marketing, you won’t get leads. Without leads, you won’t get deals. Seems simple, but people just don’t seem to focus on this, and when you are wholesaling houses, you’ve got to have a lot of leads to get the types of deals you need to get.
