Think Realty 2% Is there a particular script anyone uses when making an offer and negoiating with a seller? Please post it here for me! You can find local real estate groups by doing a quick google search, joining a Meetup group in your city or joining a Facebook  or LinkedIn group. Contact your local Chamber of Commerce and ask them if they have any upcoming real estate investor meetings. There are also online directories that list local real estate investor groups which you can reach out to directly.
Let’s just say it involves a plugged toilet, three college-aged tenants, three weeks of procrastination (with continual use of that plugged toilet), and my bad mistake of not hiring a plumber.  It was a low point in my investing career but a turning point as well. I realized the type of investor I wanted to be and the type of investor I did not want to be. I no longer work on toilets.
In this post I will cover two important aspects: Here is a brief primer on wholesaling real estate for those of you just learning about this for the first time. Wholesaling real estate is marketed as the way for people to get rich in real estate without having any money of their own to invest. Simplistically, here is how it works: The wholesaler finds a house with equity in its current condition, gets the property under contract, and then assigns/sells the contract to an investor. For example: a wholesaler gets a contract on a house for $50,000 and inserts assignment language in the contract, then markets the contract to investors for $60,000. If an investor buys the house from the wholesaler, he steps into the shoes of the wholesaler and takes over the contract. When the deal is done the seller will receive $50,000, the wholesaler will receive $10,000 and the investor will receive the house.
And assigning a contract is in no way like giving your new bride to another man. If the seller is surprised that you are looking to profit from the transaction, you have not set expectations properly. When I work with sellers, I repeatedly tell them that I intend to make a profit off the transaction. I also tell them that I don’t know what my end strategy for the property will be. I tell them that I may flip it, I may rent it, or I may assign my contract to someone else. In addition to those discussions, I let them know in writing. That way there are no surprises and no hard feelings.

Hello Brandon This is my specialty. You can make great money as an REO agent, but it is not easy. In this article, I detail what an REO agent does and how to list REO properties. If you are an established REO agent, you can sell many houses a year. I have sold over 400 REO listings in the last three years. Commissions vary with REO listings. I receive three percent on some properties and as low as one percent on other listings. My average commission is about a 2.5 percent on each REO that I sell. The REOs that I sell typically sell for less than the average sales price in an area. If I assume the average price is $120,000, multiply that by 100 houses, times 2.5 percent commissions, and assume a 90 percent commission split, that equals $270,000.

To find buyers, start building a list. Ask other investors, rehabbers, or landlords if they are looking for properties. If they are, put their names in your database. You can also run classified ads and find potential buyers through the newspaper. Real estate agents also know rehabbers, as do people at your local real estate association. Then, when you get a wholesale deal under contract, you can send out an email or a flyer. Send the email to your list of potential buyers. Take the flyer to your real estate association and pass it out. Tell them it’s first come, first serve. This will create a sense of urgency.
You could put a free ad up on Craigslist or pay for an ad in the newspaper, but another great way is by asking a real estate agent to give you a list of all homes within a 20 mile radius that were “cash sales.” This data is easy and quick for them to get to you. Then, simply do some public record searching to see who bought those homes and send a letter or give them a call.

Although I am primarily a landlord, I have bought several wholesale properties via assignment and I have wholesaled properties I could not pass up but did not fit into my long term plans. When I have wholesaled I followed your “whole-tailing” model. Unfortunately there are lots of would be wholesalers that tarnish the industry by promising to buy someone’s property when they do not have the means to do so. Many people are strung along and used when the “wholesaler” cannot find an investor.
What is a Contract Assignment? I recommend building solid relationships with a few agents so you can give them your “unworkable leads,” and they can potentially make money by selling those leads. For example, if you can’t help a homeowner by wholesaling their home, perhaps the agent can sell it on the open real estate market instead.

Sure, you could take that good deal and go buy it for yourself. Maybe you’ll make a bunch of money if you flipped it. However, you are wholesaling this deal, not flipping it, so your goal is to get rid of the property as quick as possible so you can focus on finding other deals.
