Every article only says get the contract with the motivated seller and then go find a buyer. Sounds simple but I might be missing the section of how the contract works. What needs to be in the contract as a wholesaler and am I in a bind to buy the property after a certain amount of time if no buyer wants the property? (usually tell my sellers that could close within 7 to 10 days)
“It depends on whether or not you want cash now or cash later.” You’ll want to have a simple, direct, and easy-to-read contract that you can send to new clients. This should include what you’ll deliver, what they will pay you and when those payments should be made.

Great comment. Thanks for sharing! For a double closing, you can simple sign the document in your name or business name. A double closing is the process of actually buying the property and then immediately reselling the property in the same day — within minutes of each other. If you don’t have the full 100% cash for the deal, there are numerous transactional lenders who can fund the deal for you for a 24 hour period — and a fee.

All-Inclusive Note If the owner lives in the house or you has tenants, you will need to take A LOT of pictures and/or video. Show these to potential buyers and if someone is seriously interested, schedule to bring them by as a partner or contractor to see the house.
So my question is… for someone who lives in a part of the country where real estate is expensive (and they don’t want to move to another state), how does one make any money investing in rental properties? How can one even get started on the real estate investing path when properties are priced so high? Even fix and flips are major risks when the initial investments are (realistically) closer to $350-$500K for a fixer-upper (plus rehab costs, closing costs, etc..)

One of the trickiest parts of ensuring that the wholesale deal is a success is by making sure that the contract is in order.
Assigning a contract is perfectly legal. However, what people are doing to get from contract to assignment is frequently not. Driving to the Beach is legal. Driving 90 miles an hour to get there is not. Assigning a contract simply takes a few sentences to accomplish. Of course, a specific contract can prohibit assignment, but the law clearly allows it.
