After all, if you want to sell a property to a flipper, that flipper is going to need to make money or they won’t buy it from you in the first place.

As I stated, there is much more that goes into putting a Lease Option transaction together, but that is basically how it works.  There are several positives and negatives to this type of transaction.  Let’s take a minute to look at a few.  First, let’s look at the positives.  You have acquired a property with no money, and made money from your tenant buyer with their Non-Refundable deposit, as well as their monthly payment (You should always make money on the monthly spread between your buyer and seller.
Rehab houses. This generally isn’t for raw beginners. Learn wholesaling first. Or work with some rehabbers. Also, understand that the reality TV shows that show rehabbers (all the “flipping” programs on the air) you see are highly fictionalized. Still, there’s good, relatively fast money that can be made. Using the wholesaling example above, suppose you’re a rehabber. You pick up the property for $330,000. You put $90,000 into it, and you sell it for $550,000. The rehab process, if done properly, might take 10–15 weeks. Allow another 60–90 days to sell it and close. And you’re going to have a bunch of expenses. The main ones will be financing from either a hard money lender or a private lender. You’ll also want to maximize the sales price, so you’ll use a real estate agent. Still, you might make $75,000, plus or minus, on the rehab. Where I am, rehabbers typically do one at a time. But in other areas, where prices are lower and the profit might be around $25,000, rehabbers might do 2 or 3 at a time.

However, am I legally allowed to enter into these types of arrangements (Option to Buy) as a licensed Realtor? Also, seems with this option having a licenses and access to Realtor perks could assist in selling the property agreed upon in an Option to Buy. My only question is do I have the legal right to perform this type of transaction as a licensed agent and would I be able to list the house on MLS listings or any other types of services to assist in selling it?

I only tell them that I will be looking for a buyer if the deal is tight and I’m not sure I can find one. Usually the deal is good and I don’t have to worry about it and do not tell them. They always close and the seller can care less who the end buyer ends up being (they don’t have to sign at closing at the same time so the seller is there signing alone anyway).

Also, commercial banks are normally reluctant to finance such projects for what they consider to be higher risks. As I said, this project is fully rented and throwing off a lot of cash. Fix it up and pretty it up. Then put it back on the market at close to “retail” price. Let’s say $20,000. But you put it up for sale with “seller financing.” Say, “Only $5,000 down and $x per month.” (I don’t have my calculator with me, but something in the range of $299-$399 a month will work.) So now you get a buyer with $5,000 down. Your total investment in the home is perhaps $8,000. You’ve just received $5,000 from the new buyer. So your net investment really is $3,000. And you’re selling it for $20,000. Your return on your $3,000 investment should approach (and often will exceed) 100% per year. That’s going to give you a nice, solid cash flow. If you want your money even quicker, you’ve got the note from the buyer for (in this case) $15,000. The note has a stated return (the amount you’re charging the buyer) of perhaps 12%-15%. Wait 6 months for the note to season, then sell the note at a slight discount. There are plenty of people out there who’d love to buy a seasoned note yielding 18%-20%.

Please don’t waste your time or the seller’s time by going and looking at houses where the seller owes too much for you to be able to buy at the price you would need to buy at. Of course, you won’t know how much the repairs will be until you look at the house, but you can work the rest of the equation and get a good idea if a deal is possible.
“If you build it, they will come” (Field of Dreams, 1989). A few months ago, a good friend of mine, and part-time investor/landlord used this quote to drive a point home to me. We were talking about wholesaling, and I said that I need to have a buyers list in order to get started and make some money. He told me that investors are EVERYWHERE, in a dark secret society, looking for reasons to come out into the light. The irresistible deal draws them. He told me to put together deals that can’t be ignored, and I’d have cash buyers contacting me day and night. I’d put out some ads for buyers and written letters to Listsource buyer leads. I never got one response. Then I got my first deal under contract about a month ago. At first I figured the ARV too low, and I got no calls or responses of any kind from any of my property ads. I went back to the seller and renegotiated a lower price and then put the property back out there. Suddenly, my phone started going crazy. Just in the last week, I have had 6 investors come through and look at the place. I have had 2 other wholesalers offer to JV with me in the same time frame. I have three more appointments to show the place this week. I am fairly certain that a buyer will snatch this up before the end of this month, based on what I’ve been experiencing. I have now built a buyers list that I can use going forward. It all started building the irresistible deal though. Price to sell, and try to over calculate repair costs if you don’t know for sure. You cannot back out just because you cannot find a Buyer. But your P&S contract should have an Inspection period. Generally the properties that are deals need repairs, often significant repairs. The contract should allow you to terminate the contract if unforeseen repairs are identified during the inspection period. During the inspection period you bring your partners/contractors/buyers through the property. If they find repairs that are beyond your original calculations, making it a bad deal, that is the real cause of not finding a Buyer. Those discovered higher repairs/costs are sufficient for exiting and getting Earnest Money returned, or often renegotiating the deal with the Seller. That is the purpose of the Inspection period.
Similar to crowdfunding, real estate partnerships work in the same way where you invest in buying rental property/ies with other partners. The only difference here is you choose who you want to partner with. This option is one of the best ways to make money in real estate while at the same time diversifying your portfolio to yield higher returns with people you trust. Make sure to enter partnerships with those who share the same personal and professional values and goals. Don’t be haste and make sure to choose them wisely.
