Also, I’ve seen in messages from other wholesalers that agents should add their commission on top of the property cost. In that case, the property would be advertised and sold to a buyer at the asking price + the 2% or whatever commission?

clear Real Estate Financing There are two ways to “control” a property as a middle person wholesaler. The first is an assignment contract. You enter into a contract with the seller to buy the home with an assignment clause. This means that you have the right to assign your purchaser rights to someone else, ultimately your buyer. Generally you only need to put up some modest earnest money to make this happen. Then you sell your rights to your buyer at a profit. Your buyer takes over the deal and becomes the buyer, letting you out of the deal altogether.
@Follow Me Thanks for sharing your thoughts TSK! You’ve got some great points and questions. You could certainly go this extra step and file a Memorandum of Purchase and Sale Agreement – but this is also part of the reason for a deposit (if you decide to put one down on the property with the seller). Once funds have changed hands, they are legally obligate to honor their contract and not go behind your back (but the memorandum would be another way to accomplish the same objective).
A real estate property produces income from the rent its tenants pay. Whether it is a one-bedroom apartment, an office building, or a shopping mall, at the end of the day the property primarily generates income for leasing its space. The property owner must also pay expenses to manage the property, such as electricity, insurance, janitorial, and property taxes, which are deducted from the rental revenue to produce the net annual income or cash flow to investors.

Real estate wholesaling is the process through which an individual, the ‘wholesaler,’ will acquire a contract from the seller of the property and then assign that same contract to an end buyer. Wholesaling is considered one of the best short term investment strategies, and is a great way for individuals to break into the real estate investing industry. A wholesaler is able to make a profit by identifying properties being sold under market value, and then sell the contract to acquire the property to another buyer, along with a wholesaling fee. Ender buyers are often real estate rehabbers or other types of investors who prefer not to spend the time identifying discounted properties or negotiating with sellers.
Quite the opposite…. the contract was at one price but the end buyer will buy for another price…how would you go about getting the seller to terminate the first contract and aggree to the one
Another questions… Above you said that the seller and buyer do not close at the same time. So does the seller close first and then the buyer? What happens if the seller closes and then the buyer backs out? Does this ever happen, and how is that handled?

The information here is very good with food for thought. I am new to the wholesaling idea of real estate investing. The one thing that has stood out to me is to not get caught up being accused of doing something illegal so i would consider doing the double closing with a transactional lender. It will cut my profit in the beginning til i can stand on my own, but i’ll get some good experience with wholesaling and financing. I would also like to read more info involving options contracts to purchase real estate. Are there any articles about this form of real estate investing ?

Once you find a buyer and negotiate a price, the buyer pays you to sign over the contract to him/her. You use an Assignment of Contract for Purchase and Sale to make this happen. Once this form is signed, the buyer simply steps into your shoes; all the rights you negotiated in the original contract become his/her rights. To ensure the seller can’t back out of the deal with the new buyer, be sure the original contract says, “This contract may be sold or assigned.”
