While these risks are not enough to turn someone off entirely from traditional real estate investments, you have to know what you are getting yourself into before you make the decision. Apparently, there are plenty of people on BP that contradicts your last statement. No experience, or very little, no money, or very little, no credit, or very bad.
The Typical Process Wholesaling real estate is another prime example of the best ways to make money in this industry. For one, it is the best way to make money from real estate with little capital to invest. It is similar to the fix and flip strategy, except the property is not renovated until the wholesaler finds a buyer. A real estate wholesaler contracts with a seller at a specific price, markets the home to potential buyers at a higher selling price. The objective is to sell the home in time before the contract with the original seller closes. The price discrepancy between the seller’s contract and the buyer’s contract makes up the wholesaler’s profit.
I realize that wholesaling is supposed to be a quick turn around and this would take months but if the owner agrees and we made it worth his while and ours……….does that sound doable ????
Real estate wholesaling can be defined as the investment in cheap and undesirable properties for the purposes of selling them without fixing them. So it is basically a similar concept to fix and flip, but without the fixing part – which is where the risk lies. Wholesale is basically when an investor decides to buy a low cost property and then sell it again for a higher price to a buyer. From a wholesaler point of view, it doesn’t matter if the apartment needs extensive repairs or is seriously flawed as long as the price is too low. People who buy property from wholesalers are usually investors who are willing to fix-and-flip a property.

June 17, 2015 at 2:22 pm Thank You Ya as a new investor and im sure many have the same issue, i have been hesitant on making any offers because i know that I don’t have alot to put into em. what would be your advice on moving forward. Just to call talk to them make my offer verbally just to see if were even on the same page, then if we are to write out a contract to assign and leave out and not mention EM and it’s possible to get a contract this way? Then if they do bring up the EM I can negotiate what I can afford and if they want more either just stop the negotiations or could i put in the addendum of the contract that the buyer I assign the contract to will put a EM deposit in my place? I know this might sound so simple haha but it’s the only thing stopping me from moving forward. Ive talked to buyers learned the numbers game and all else just this part is baffling me. Plano, TX (4) Seth Phillips SP3 Realty I was able to find boatloads of motivated sellers, make some ridiculous, low-ball offers to them, and when I found a seller who was willing to accept, I was able to buy their property outright and pay cash for it (usually just a few hundred bucks per property). Once I owned a property, I could turn around and list it for sale (usually within 24 hours) and flip it for a MUCH higher price than I paid for it.

Once you agree on the assignment split with the other wholesaler fill out the agreement, both of you sign it and personally send it to the title company handling the closing so there is no confusion and everyone gets paid!

Since there were assignment clauses in both contracts, the wholesaler will generally not transfer the property into his name. This person, usually an investor, will put the property in his name, or more likely his company’s name. This is a way to avoid paying transfer taxes on two separate transactions.

Real Estate Exit Strategies Part 1: Choosing Your Path Courses You’re right, there are a few more steps involved with wholesaling houses that aren’t necessary with land (primarly, with housing inspections and such), but that doesn’t necessarily have a huge effect on the documents needed to close the deal. I can’t say that these forms were designed for the specific purpose of wholesaling houses, but I have used them to wholesale houses in the past… so I know they can do the job. It’s up to you though!
A lot of people stress over determining repair values but the fact of the matter is that your end buyer will (or at least should) do their own due-diligence. They are the ones buying and fixing the house. Your estimate is to just give them an idea of whether the deal is something that is worth it for them to look at.
