There’s residential real estate (which I know well), and commercial real estate (which I don’t know as well, but am fascinated by and see my future in). One thing I’m familiar with in residential real estate that tends to get bundled in with the traditional definition of wholesaling is cooperative-assignments, also known as or ‘wholesaling options/lease-options’. An option is basically what is sounds like — the chance, or option (not obligation) to purchase real estate in the future, usually at a specified price. I know for a fact that minors can hold options on property, at least where I do business and since I last checked. Anyway, I’ll illustrate the basic idea with ‘wholesaling’ options through a simple example. Let’s say that you are 15 and you obtain an option to buy at $180,000, on a property worth $200,000 today. The option is to exercisable for a period of three months, beginning one year in the future. The property is already worth $20,000 more than the option, but the thing is the future of the market is unknown and technically the real estate could plummet in value and the option would become impractical/worthless. Regardless of how you got the option (whether you paid for it in cash, traded goods, or some other consideration), you can sell/assign it to someone else for whatever you want. If someone thinks the property will be worth $220,000 in a year, they might be willing to buy your option now for $190,000. Let’s say that happens, and you are now out of the deal. You’ve grossed $10,000, and you are only 15 years old.

I know a lot of investors who have been doing this business for a long time. While their first goal might be to rehab the house, if it turns out they have too many deals going on to make it realistic, then they will just wholesale anything that comes their way.
What about seller is no urgency but called to sell about market price. What to say to seller that time. You’ve got to find good deals. The best place to do so is by marketing to motivated sellers. One of the most important things to do to be successful at flipping houses is consistently and persistenly marketing to find deals. Without marketing, you won’t get leads. Without leads, you won’t get deals. Seems simple, but people just don’t seem to focus on this, and when you are wholesaling houses, you’ve got to have a lot of leads to get the types of deals you need to get.

Disclosing to the seller that you’re gonna assign the contract for a fee seems like the best way to go about it..If the seller’s asking price is sufficient enough for the assignor and assignee to make a profit, then there should be nothing to be worried about…Once the contract is assigned, if the assignee can’t perform, then it’s on him/her.
